Project Milestone Schedule; Preliminary Plans. (a) The “Project Milestone Schedule” attached hereto and made a part hereof as Exhibit G-1 sets forth the estimated but targeted time periods and sequencing of each distinct portion, aspect or phase of the activities and tasks to be accomplished by Landlord and Tenant with respect to the design, planning, construction and completion of the Base Building Work and the Tenant Improvements, respectively, as applicable, for: (A) the submittal by Landlord’s Representative to Tenant of respective installments or phases of the (i) Proposed Base Building Plans and Specifications, and (ii) Proposed TI Design Development Plans and Specifications and the Proposed TI Construction Documents (as those terms are defined below), respectively, (B) Tenant’s Design Professional’s (as defined below) review thereof and reasonable comments thereto to Landlord and Tenant, and (C) the resubmittal of revised versions of such installment or phase of the Proposed Base Building Plans and Specifications and Proposed TI Design Development Plans and Specifications and the Proposed TI Construction Documents, respectively, by Landlord to Tenant. Upon (i) the commencement of the Base Building Work, and (ii) upon the acceptance of a GMP Proposal (as defined below), the Preliminary Project Milestone Schedule shall be updated by mutual written agreement of Landlord and Tenant (as revised, the “Project Milestone Schedule”), provided that the Scheduled TI Substantial Completion Date shall not be modified. The Project Milestone Schedule shall not be modified during the construction of the Base Building Work or the Tenant Improvements, except (i) as a result of Excusable Delay (as defined below), or (ii) as Landlord and Tenant may otherwise mutually agree in writing.

  • Preliminary Plans Tenant shall cause Architect to ----------------- prepare preliminary plans (the "Preliminary Plans") for the Tenant Improvements ----------------- to be performed at the Premises. Tenant shall cause Architect to deliver the Preliminary Plans to Landlord within thirty (30) days after the date on which the Lease has been signed by Landlord and Tenant. Within five (5) days after Landlord's receipt of the Preliminary Plans, Landlord shall either approve or disapprove the Preliminary Plans, which approval shall not be unreasonably withheld. If Landlord disapproves the Preliminary Plans, then Landlord shall state in reasonable detail the changes which Landlord requires to be made thereto. Tenant shall submit to Landlord revised Preliminary Plans within five (5) days after Tenant's receipt of Landlord's disapproval notice. Following Landlord's receipt of the revised Preliminary Plans from Tenant, Landlord shall have the right to review and approve the revised Preliminary Plans pursuant to this Paragraph 2.2.1. Landlord shall give Tenant written notice of its approval --------------- or disapproval of the revised Preliminary Plans within five (5) days after the date of Landlord's receipt thereof. If Landlord reasonably disapproves the revised Preliminary Plans, then the following shall occur: (i) Landlord and Tenant shall continue to follow the procedures set forth in this Paragraph 2.2.1 --------------- until Landlord and Tenant reasonably approve the Preliminary Plans in accordance with this Paragraph 2.2.1, and (ii) the period between the date of Landlord's --------------- reasonable disapproval and the eventual mutual approval of such Preliminary Plans shall constitute a Tenant Delay.

  • Project Schedule Contractor shall perform the Work in accordance with the Project Schedule.

  • Development Schedule The schedule for design and development of the "BASE BUILDING WORK" (as defined below) and the "TENANT IMPROVEMENTS" (as defined below), including, without limitation, the time periods for preparation, delivery, review, and approval of construction documents and performance pursuant to such documents, shall be in accordance with the Development Schedule attached hereto as Schedule A, subject to adjustment as mutually agreed by the parties in writing or as provided in this Work Letter (the "DEVELOPMENT SCHEDULE").

  • Construction Schedule 5.1 Coordination:

  • Space Plans Within a commercially reasonable time period after the Execution Date, Tenant shall, at its sole expense (but subject to the Premises Construction Allowance), deliver to Landlord space plans prepared by an architect (“Architect”) chosen by Tenant and reasonably approved by Landlord in electronic Autocad format together with a full-size hard copy depicting all improvements and alterations desired by Tenant to be installed in or made to the Premises. Landlord shall notify Tenant whether it approves of such space plans within five (5) business days after receipt thereof. If Landlord disapproves of the space plans, Landlord shall notify Tenant thereof specifying in reasonable detail the reasons for such disapproval, in which case Tenant shall revise the space plans in accordance with Landlord’s objections and submit revised space plans in accordance with subparagraph (a) above to Landlord for its review and approval. Landlord shall notify Tenant in writing whether or not it approves of the resubmitted space plans within three (3) business days after its receipt thereof and, if Landlord disapproves, Landlord shall notify Tenant thereof specifying in reasonable detail the reasons for such disapproval. This process shall be repeated until the space plans have been finally approved by Landlord and Tenant. If Landlord fails to approve or disapprove of the space plans or the resubmitted space plans, as the case may be, within the applicable time period set forth above in this Section 2.(a), and any such failure is not cured by Landlord within three (3) business days after written notice from Tenant to Landlord of such failure, then the space plans as submitted, or as resubmitted, as the case may be, shall be deemed approved by Landlord. As used herein, “Space Plans” means the Preliminary Spaces Plans finally approved or deemed approved by Landlord as provided above. Material changes to the Space Plans shall require Landlord’s prior consent, which consent shall not be unreasonably withheld, conditioned or delayed. To the extent not attached hereto on the Execution Date, this Work Letter will be automatically amended to include as Annex 1 hereto the finally approved Space Plan.
