REMOVAL OF LESSEE'S PROPERTY. (a) Lessee may at any time during the term of the Lease remove all or any of the property and fixtures placed by it in or upon the Lands, including the right to draw and remove all casing.

REMOVAL OF LESSEE'S PROPERTY. If the Lessee shall fail to remove all effects from said Premises upon the abandonment thereof or upon the termination of this Lease for any cause whatsoever, the Lessor, at its option, may remove the same in any manner that it shall choose, and store the said effects without liability to the Lessee for loss thereof, and the Lessee agrees to pay the Lessor on demand any and all expenses incurred in such removal, including court costs and attorney's fees and storage charges on such effects for any length of time that the same shall be in the Lessor's possession; or the Lessor may, at its option, without notice, sell in a commercially reasonable manner said effects, or any of the same, at public or private sale and without court order, for such prices as the Lessor may obtain, and apply the proceeds of such sale upon any amounts due under this Lease from the Lessee to the Lessor and upon the expense incident to the removal and said effects, rendering the surplus, if any, to the Lessee.
REMOVAL OF LESSEE'S PROPERTY. At the expiration or sooner termination of the Lease Term if Lessee is not then in Default hereof, Lessee may and shall remove from the Premises all personal property belonging to Lessee. Lessee shall repair any damage caused by such removal and shall leave the Premises (including all buildings thereon) broom clean and in good condition and repair.
REMOVAL OF LESSEE'S PROPERTY. Upon the expiration of this Sublease, Lessee shall remove Lessee's articles of personal property incident to Lessee's business ("Trade Fixtures"); provided, however, to the extent Lessor is required to do so under the Prime Lease, Lessee shall repair any injury or damage to the Premises, which may result from such removal. If Lessee does not remove Lessee's Trade Fixtures from the Premises, prior to the expiration or earlier termination of the Term, Lessor may, at its option, remove the same (and repair any damage occasioned thereby) and dispose thereof or deliver the same to any other place of business of Lessee, or warehouse the same, and Lessee shall pay the reasonable cost of such removal, repair, restoration, delivery or warehousing to Lessor within ten (10) days following receipt of Lessor's documented invoice therefor. Lessee shall pay, prior to delinquency, directly to the appropriate taxing authorities, any personal property taxes levied or assessed against Lessee's Trade Fixtures.
REMOVAL OF LESSEE'S PROPERTY. At the expiration of the term of this Lease, and if Lessee is not then in breach hereof, Lessee may remove from the Premises all personal property belonging to Lessee. Lessee shall repair any damage caused by such removal and shall leave the Premises broom clean and in good and working condition and repair inside and out. Any property of Lessee left on the Premises on the tenth day following the expiration of the Lease Term shall automatically and immediately become the property of Lessor.
REMOVAL OF LESSEE'S PROPERTY. Lessee hereby grants Lessor a security interest in all its inventory, equipment, furnishings, and trade fixtures located on the Premises to secure Lessee's obligations hereunder. If Lessee defaults in any payment obligation of this lease, or if Lessee fails to remove such property from the Premises within five days after termination of this lease, or if Lessee abandons the Premises as defined in Paragraph 23, then Lessor shall have the right and option to remove such property from the Premises and exercise all rights granted by Article 9 of the Colorado Uniform Commercial Code, without any liability for damage or injury caused to the property by any removal, restoration of Premises, or storage, even if Lessor is negligent. The Lessee shall be responsible for the cost incurred in said removal, storage and restoration, including any reasonable attorney's fees. The Lessor shall give notice of removal to the Lessee in the manner provided for in this agreement and the Lessee shall have three (3) days after the effective date of such notice to recover such property by paying all monies owed and fulfilling all other obligations hereunder. If the Lessee does not take such actions, Lessor may retain such property as its sole and separate property or may sell such property in any commercially reasonable fashion and apply the proceeds to Lessee's obligations hereunder.
REMOVAL OF LESSEE'S PROPERTY. Upon the expiration or earlier termination of the Lease Term, Lessee may remove from the Property Lessee’s Property and any other personal property belonging to Lessee. Lessee shall repair any damage caused by such removal and shall leave the Property clean and in good and working condition and repair inside and out, subject to normal wear and tear, Casualty and condemnation. Any property of Lessee left on the Property on the thirtieth (30th) day following the expiration of the Lease Term shall, at Lessor’s option, automatically and immediately become the property of Lessor; provided that in no event shall Lessor have any ownership of or use rights with respect to any signage or operational property containing Lessee’s Intellectual Property.

REMOVAL OF LESSEE'S PROPERTY. If Lessee is not in default as to the payment of any rent, fee, or other charge payable to District herein, Lessee may remove its inventory, Trade Fixtures and furnishings from the Leased Premises upon expiration or sooner termination of this Agreement. If Lessee does not elect, or otherwise fails to remove the same, or any part thereof, within thirty (30) days following District's regaining possession of the Leased Premises, District may, at its option, either require such removal at Lessee's sole cost and expense, or keep such property, in which latter event, title to the same shall vest in District without any obligation to pay Lessee with respect thereto.
REMOVAL OF LESSEE'S PROPERTY. Prior to the expiration date of this Lease, or if this Lease is terminated, within fifteen (15) days after the termination date, whichever is earlier, Lessee shall remove, at its sole expense, all trade equipment and personal property owned or installed by Xxxxxx in, on, or from the Premises, unless the Director agrees in writing that any requested items may stay. Lessee shall take due care to not injure or damage the Premises, and shall make such repairs to the Premises as shall be necessary to restore the same to their condition as of the commencement date of this Lease, ordinary wear and tear and improvements, additions, and alterations, approved by the City excepted.
REMOVAL OF LESSEE'S PROPERTY. The Lessee shall remove the Lessee’s Property from the Premises when the Premises are vacated under clause 10.1 and promptly make good in a proper and workmanlike manner any damage caused by that removal.
