Rent and Payments. To pay the Rent and all other sums reserved as rent by this Lease at the times and in the manner at and in which they are reserved in this Lease.
Rent and Payments. Rent to be paid by lessee for the premises:
Rent and Payments. Rent is to be paid by Lessee for the premises in the amount of $ per month, subject to the
(a) Rent is payable monthly in advance on or before the first day of each month.
(b) Rent is payable at Lessor's address stated in Paragraph 1 herein unless Lessor notifies Lessee of a different address.
(c) A late charge, which shall be deemed additional rent, of $5 per day shall be due if rent is paid on or after the sixth day of the month. The late charge for a month shall be retroactive to the first day of the month and computed through the date of full rent payment for the month or the last day of the month, whichever is earlier. The total amount of late charges shall not exceed $150.00 per month.
(d) Rent shall be pro-rated for any partial months included in the lease term.
(e) Absent Lessor's contrary agreement, payments by Lessee shall be credited first to delinquent and current charges owed by Lessee other than late charges or rent, second to delinquent rent, third to current rent, and last to delinquent/current late fees, regardless of any notations to the contrary on Lessee's check or other payment advice.
(f) Lessee agrees that any check returned unpaid by a bank for any reason shall be deemed nonpayment and shall be subject to late charges, an administrative charge of $50, and bank charges incurred by Lessor, all of which shall be deemed additional rent.
(g) Lessee agrees to pay all returned checks in the form of cashier's check or money order.
(h) Lessor will not accept a personal check from any Lessee whose checks have been returned unpaid by a bank more than twice. (i) Nonpayment of any amount described in this lease as additional rent shall entitle Lessor to pursue all available legal remedies for nonpayment of rent.

Rent and Payments. Rent is due and payable in advance, in immediately available funds, in the currency indicated on the Schedule, on the first day of each Rent Interval to the payee and at the location specified in Lessor's invoice. The Interim Rent is due and payable when invoiced. If any payment is not made when due, Lessee will owe and pay interest at the Overdue Rate.
Rent and Payments. A. KUPC shall pay a initial rent in the amount of Two-Thousand One Hundred dollars ($2,100.00) per month while their property in Point Loma is for sale. Once the Property in Point Loma is sold, the base rent shall increase to Two Thousands Five Hundred dollars ($2,500.00) per month for the term of this MOA, payable on first (1st) day of each month of the Term.
B. During the final year of the Initial Term and any option extension, the Base Rent shall be subject to adjustment in accordance with any increase in the Consumer Price Index (CPI) Adjustment over the first two (2) years of that term period; provided, however, the Base Rent shall never be adjusted downward. If any CPI Adjustment results in a decrease of the CPI from the CPI from the prior Lease term period, the Base Rent shall remain the same for the ensuing Option to Renew. For purposes of this Lease, “CPI Adjustment” shall mean the ratio of (a) the Consumer Price Index most recently published prior to the
Rent and Payments. 5.1. The Lessee shall pay to the Lessor, Rentals during the Lease Period in accordance with the provisions of this Clause 5. The total value of Rentals is Ringgit Malaysia Forty Five Million Six Hundred Thousand (RM45,600,000) representing 48 payments of RM950,000. The Rental to be paid by the Lessee to the Lessor on each Rental Payment Date is the sum of RM950,000.
5.2. Subject to Clause 5.3, the Lessee shall pay to the Lessor the Rental on the day of the month on which the Delivery Date falls. For the avoidance of doubt, if the first Rental Payment Date falls on the 15th day of the month, all subsequent Rental Payment Dates shall be the 15th day of the month. The first Rental Payment Date shall be the Delivery Date.
5.3. All payments to be made by the Lessee under this Agreement, whether of Rentals or otherwise, shall unless otherwise provided be made in Malaysian Ringgit to the Designated Account not later than 10:00 a.m. (local time in the place for payment) on the due date for payment and for value on that date and in all cases under telefax advice to the Lessor.
(a) The Lessor acknowledges and undertakes to procure that:
(i) the Designated Account shall be used solely for the purpose of receiving Rentals due from the Lessee under this Agreement;
(ii) the Rentals paid into the Designated Account shall be applied as follows:
