Sales and Construction Offices (Trailers). Subject to the provisions of Chapters 4.4 (“Sign Regulations”) and 4.5 (“Supplemental Use Regulations”) of the Zoning Code, Applicant shall have the right to install and maintain temporary sales offices (trailers), temporary construction offices (trailers), temporary storage trailers and temporary signs after (i) approval by the Corporate Authorities of the final development plans for the first and subsequent Development Phases; (ii) the City Engineer’s approval and acceptance of grading, soil erosion and sedimentation control plans for that portion of a Development Phase where such temporary improvements are to be installed; and (iii) Applicant’s construction of such temporary improvements. Prior to approval of a Final Plat, Applicant shall have the right to install and maintain trailers on the Property for the purpose of marketing housing units to be sold to the public and administering or overseeing construction and storage of materials on a residential Zoning Parcel. Said trailers need not be connected to public sanitary sewer and potable water facilities, provided adequate sanitary facilities (i.e., holding tanks) are available. Applicant shall, at its expense, provide for temporary electric service for said trailers, as reasonably required for the safe use and operation thereof. The location of and improvements for said trailers, as from time to time determined and requested by Applicant, shall be subject to the approval of the City Community Development Director pursuant to Chapter 4.5 of the Zoning Code – Supplemental Use Regulations, which approval shall not be unreasonably denied or delayed. Applicant agrees that these trailers and associated storage will be kept in a neat, clean and sanitary condition and shall be removed in accordance with Chapter 4.5. Applicant shall have the right to maintain one double wide trailer on each of the Commercial Zoning Parcel(s) for the purpose of administering or overseeing construction and storage of materials on the Commercial Parcel(s). Said trailer need not be connected to public sanitary sewer and potable water facilities provided adequate sanitary facilities (i.e., holding tanks) are available. Applicant agrees that these structures and associated storage will be kept in a neat, clean and sanitary condition and shall be removed within seven (7) days from the date Applicant ceases construction activities.

  • Design and Construction In complying with the requirements of the specification both with respect to arrangement and detail, design is to conform to the best current engineering practice. Each of the several parts of the material is to be of the maker’s standard design provided that this design is in general accordance with the specification. The essence of design should be simplicity and reliability in order to give long continuous service with high economy and low maintenance cost. Particular attention should be paid to internal and external access in order to facilitate inspection, cleaning and maintenance. The design dimensions and materials of all parts are to be such that they will not suffer damage as a result of stresses under the most severe conditions. Fully detailed specifications of the several parts of the material are to be submitted describing particularly the materials to be used. The materials used in the construction of the material are to be of the highest quality and selected particularly to meet the duties required of them. Mechanisms are to be constructed to avoid sticking due to rust or corrosion. Workmanship and general finish are to be of the highest class throughout. All similar parts of the material are to be interchangeable. All equipment is to operate without undue vibration and with the least possible amount of noise and is not to cause a nuisance. All equipment is to be designed to minimize the risk of fire and any damage, which may be caused in the event of fire. The equipment is also to be designed to prevent ingress of all vermin, accidental contact with live parts and to minimize the ingress of dust and dirt. The use of materials, which may be liable to attack by termites or other insects, is to be avoided.

  • PRE-CONSTRUCTION PHASE SERVICES The Pre-Construction Phase shall be deemed to commence upon the date specified in a written Notice to Proceed with Pre-Construction Phase Services issued by Owner and shall continue through completion of the Construction Documents and procurement of all major Subcontractor agreements. Contractor is not entitled to reimbursement for any costs incurred for Pre-Construction Phase Services performed before issuance of the written Notice to Proceed. Pre-Construction Phase Services may overlap Construction Phase Services. Contractor shall perform the following Pre-Construction Phase Services:

  • Interconnection Facilities Engineering Procurement and Construction Interconnection Facilities, Network Upgrades, and Distribution Upgrades shall be studied, designed, and constructed pursuant to Good Utility Practice. Such studies, design and construction shall be based on the assumed accuracy and completeness of all technical information received by the Participating TO and the CAISO from the Interconnection Customer associated with interconnecting the Large Generating Facility.

  • SUPERVISION AND CONSTRUCTION PROCEDURES 4.3.1 The Contractor shall supervise and direct the Work, using his / her best skill and attention. The Contractor shall be solely responsible for all construction means, methods, techniques, sequences and procedures and for coordinating all portions of the Work under the Contract. All aspects of the Project shall be subject to the inspection and approval of the State. Contractor guarantees to repair, replace, re-execute or otherwise correct any defect in workmanship, materials, or the like that fails to conform to the requirements of this Contract or that appears during the progress of the Work or within one year of final acceptance by the State.

  • Use of State Facilities Resources and Equipment a. Meeting Space and Facilities. The Employer’s campuses and facilities may be used by the Union to hold meetings subject to the University’s policy and availability of the space. The Employer may provide private space for stewards and/or Union representatives to meet in confidence with those they represent on a space available basis. Staff representatives may reserve and utilize meeting rooms in accordance with University policy and procedure. Such requests will be subject to availability and all applicable fees.
