PRE-CONSTRUCTION PHASE SERVICES. The Pre-Construction Phase shall be deemed to commence upon the date specified in a written Notice to Proceed with Pre-Construction Phase Services issued by Owner and shall continue through completion of the Construction Documents and procurement of all major Subcontractor agreements. Contractor is not entitled to reimbursement for any costs incurred for Pre-Construction Phase Services performed before issuance of the written Notice to Proceed. Pre-Construction Phase Services may overlap Construction Phase Services. Contractor shall perform the following Pre-Construction Phase Services:
PRE-CONSTRUCTION PHASE SERVICES. Construction Contractor shall review and comment upon the Construction Documents being developed by Design Professional. The scope of that review shall include reviewing those various documents for value engineering and constructability. As the Construction Documents are developed by Design Professional through the various design phases set forth in the Design Professional Services Agreement between Design Professional and Owner (“Design Agreement”), Construction Contractor shall provide Owner with detailed construction cost estimates with respect to those documents. Construction Contractor agrees to attend any and all design and preconstruction conferences and to otherwise assist and cooperate with Design Professional with respect to the design of the Project. Construction Contractor shall provide all other services during the conducted during the Pre-Construction Phase of the Project as set forth in the Contract Documents (collectively, the “Pre-Construction Phase Services”). The duration of the “Pre-Construction Phase” shall be defined in Section 7 of this Agreement.
PRE-CONSTRUCTION PHASE SERVICES. Construction Contractor shall provide the following review and commentary services, in addition to any other Pre-Construction Phase Services required by the terms of the Contract:
PRE-CONSTRUCTION PHASE SERVICES. For all Pre-Construction Phase Services, including providing value engineering services, reviewing Construction Documents for constructability, assisting and meeting with Design Professional during the various design phases, and preparing cost estimates, Construction Contractor shall receive the fixed amount of ($ ) as the total lump sum compensation for its services. Additionally, Construction Contractor shall receive reimbursement, without xxxx-up, for actual amounts incurred by Construction Contractor for the reimbursable expense items specified in the Pre-Construction Phase Services Reimbursable Expense Proposal attached hereto and incorporated herein as Exhibit , , up to the “not to exceed amounts” specified for such items in Exhibit .. Monthly installment payments of the total lump sum compensation and reimbursement for reimbursable expense items specified on Exhibit (subject, however, to the “not to exceed” caps on such items)] shall be based upon the percent completion of the designated portion of the Pre-Construction Phase Services for each particular month as determined by Owner and an itemized statement of reimbursable expenses incurred for such month, respectively, and Owner’s receipt of Construction Contractor’s written invoice for such payment. Construction Contractor’s invoices shall be in a form reasonably acceptable to Owner and be accompanied by such other information, documentation, and materials as Owner may reasonably require. The final invoice shall not be submitted until either (i) the GMP Amendment is executed for the entire Work, or (ii) the parties fail to reach agreement on the GMP Amendment and Owner elects to terminate the Contract as provided in Section 4.B hereafter, whichever occurs first.
PRE-CONSTRUCTION PHASE SERVICES. Services which the Construction Manager shall provide include, but are not limited to, those described or specified herein:
(a) Provide value engineering recommendations to maximize the board’s capital outlay and operations resources.
(b) Attend all project related meetings and record proceedings.
(c) Periodically review all design documents for constructability and compliance with applicable laws, rules, codes, design standards and ordinances.
(d) Periodically update cost estimates and make recommendations to keep the project within the budget.
(e) Periodically update the project schedule and make recommendations for recovery of lost time and shortening the construction schedule.
(f) Secure and monitor the review and approval process of governing authorities.
(g) Maintain a list of potential bidders and subcontractors and solicit bidders, including minority participation.
(h) Monitor and review all addenda and coordinate code review compliance.
(i) Prepare and issue bid packages, open and evaluate bids from at least three (3) bidders for each trade package and provide written recommendations.
(j) Schedule and conduct all pre-construction bid conferences.
(k) Receive and review pre-contract documents as required.
(l) Review the schedule of values for balance of tasks vs. dollars and compliance with the project schedule.
(m) Review contracts and make recommendations.
(n) Provide guaranteed maximum price.
(o) Provide value engineering during subcontractor bidding phase.
(p) Hold contracts and subcontracts; provides bonding for projects.
PRE-CONSTRUCTION PHASE SERVICES. The Pre-Construction Phase shall commence on the date specified in a Notice to Proceed issued by Owner and shall continue through completion of the Construction Documents and procurement of all major Subcontractor agreements. CM is not entitled to reimbursement for any costs incurred for Pre- Construction Phase Services performed before issuance of the Notice to Proceed. Pre-Construction Phase Services may overlap with Construction Phase Services. The CM shall perform the following tasks as a part of the Pre-Construction Phase Services:

For all Pre-Construction Phase Services, including, but not limited to, providing value engineering services, reviewing Construction Documents for constructability, assisting and meeting with Design Professional during the various design phases, and preparing cost estimates, Construction Contractor shall receive the fixed amount of $ as the total lump sum compensation for its services. Monthly installment payment of the total lump sum compensation shall be based upon the percent completion of the designated portion of the Pre-Construction Services for each particular month and Owner’s receipt of Construction Contractor’s written invoice for such payment, said invoice to be in a form reasonably acceptable to Owner. The final invoice shall not be submitted until either (i) the GMP Amendment is executed for the entire Work, or (ii) the parties fail to reach agreement on the GMP Amendment and Owner elects to terminate this Contract as provided in section 4.B hereafter, whichever occurs first.
PRE-CONSTRUCTION PHASE SERVICES. OBLIGATIONS OF THE CONSTRUCTION MANAGER WITH RESPECT TO THE DESIGN PROFESSIONAL.
PRE-CONSTRUCTION PHASE SERVICES. Construction Contractor shall provide the following review and commentary services, in addition to any other Pre-Construction Phase Services required by the terms of this Contract:
8.1 Review, Recommendations and Warranty: Construction Contractor shall familiarize itself thoroughly with the evolving architectural, civil, mechanical, plumbing, electrical and structural plans and specifications and shall follow the development of design from Schematic Pre-Construction Phase through Construction Documents Phase (as those phases are defined in the Design Agreement). Construction Contractor shall make recommendations with respect to the selection of systems and materials, and cost-reducing alternatives, including assistance to Design Professional and Owner in evaluating alternative comparisons versus long term cost effects. The evaluation shall address the benefits of the speed of erection and early completion of the Work. Construction Contractor shall furnish pertinent information as to the availability of materials and labor that will be required. Construction Contractor shall submit to Owner and Design Professional such comments as may be appropriate concerning construction feasibility and practicality. Construction Contractor shall promptly call to Owner’s and Design Professional’s attention any defects in the design, drawings and specifications or other documents of which it is aware. Construction Contractor shall prepare estimates of the construction cost utilizing the unit quantity survey method in the CSI format. These estimates shall be performed at the completion of the Program Verification Phase and shall be called the Program Estimate, followed by a Schematic Design Estimate, which shall be followed by the Design Development Estimate, which shall be followed by the guaranteed maximum price proposal. Construction Contractor acknowledges that accurate construction cost estimates are critical to Owner’s ability to establish and verify its budget for the Project and, therefore, Construction Contractor shall work closely with Design Professional and use its best skill and judgment as a contractor familiar with the construction industry in the locality of the Project in preparing its construction cost estimates.
PRE-CONSTRUCTION PHASE SERVICES. All services described in the CM/GC Contract, Article 3.1, including any similar services as are described in the CM/GC’s Proposal to the extent they are accepted by the Department, but excluding any Early Work. Early Work shall be considered part of the Construction Phase Services.
