Seller’s Title Evidence. Buyer shall arrange for and provide, within thirty
(a) the lien of real estate taxes and pending special assessments not yet due and payable subject to the proration and allocation provisions hereof; (b) federal, state and municipal laws, ordinances, rules and regulations; (c) any lien or encumbrances suffered or permitted by Buyer after the date hereof: (d) all easements, covenants, restrictions, conditions, and declarations of record; and (e) any item shown on the Title Commitment and not objected to by Buyer pursuant to Section
Seller’s Title Evidence. Within ten (10) days of the Effective Date, Seller shall furnish to Buyer (a) a current commitment (the “Commitment”) for an ALTA Owner’s Policy of Title Insurance (“Title Policy”) committing to insure title to the Real Property, in the amount of the Purchase Price, issued by Chicago Title Insurance Company (“Title Company”).
Seller’s Title Evidence. Buyer acknowledges receipt of a title commitment File ▇▇. ▇▇▇▇▇▇▇▇▇▇ with an effective date of December 17, 2017 (“Title -2- Commitment”) for an owner’s policy of title insurance, issued by the Title Company, and (ii) an “as built” survey of the Property dated January 3, 2018 prepared by ▇▇▇▇▇▇ ▇ ▇▇▇▇▇▇▇▇▇ (Westwood Professional Services, Inc.) (the “Survey”) (collectively, the Survey and Title Commitment are referred to herein as the “Title Evidence”).
Seller’s Title Evidence. Seller shall, within twenty (20) days after the date of this Agreement, furnish the following (collectively, “Title Evidence”) to Buyer: (a) a commitment (“Title Commitment”) for an ALTA Owner’s Policy of Title Insurance insuring title to the Property, deleting standard exceptions and including affirmative assurance regarding zoning, contiguity, appurtenant easements and such other matters as may be identified by Buyer, in the amount of the Purchase Price, issued by ▇▇▇▇▇▇▇/▇▇▇▇▇▇ Legal, (“Title”); (b) a survey, paid for by Buyer, certified by a registered land surveyor and certified to Buyer, Title and such other parties as Buyer may designate, and showing the Property and location of all improvements and easements thereon and otherwise complying with the requirements set forth in the “Minimum Standard Requirements for ALTA/ACSM Land Title Surveys” jointly established by ALTA and ACSM in 1992, and containing such other information as Buyer or Buyer’s lender shall reasonably request.
Seller’s Title Evidence. Seller shall, within 20 days after the date of this Agreement, furnish to Buyer, at Seller’s cost and expense, the following (collectively, “Title Evidence”):
Seller’s Title Evidence. Seller shall, within five (5) days after the Effective Date, (collectively, “Title Evidence”): (a) order from Title Company, for delivery to Buyer and Seller, a current commitment for an ALTA Owner’s Extended Coverage Title Insurance Policy (“Title Commitment”) for the Land, together with copies of the recorded documents shown as exceptions therein, issued by Title Company; and (b) deliver to Buyer a copy of Seller’s most recent survey of the Property. After receipt of the Title Evidence, Buyer may order, at its sole cost and expense, an updated ALTA/NSPS survey of the Property with such Table A items as Buyer may determine in Buyer’s sole discretion (the “Survey”).
Seller’s Title Evidence. At Seller’s expense, Buyer shall obtain a commitment (“Title Commitment”) for an ALTA Owner’s Policy of Title Insurance (“Title Policy”) insuring title to the Real Property, in the amount of the Purchase Price, issued by the Title Company, together with copies of the recorded documents shown as exceptions therein (the “Schedule B Documents”). Any survey obtained by Buyer pursuant to Section 3.4 of this Agreement (“Survey”), which Buyer shall obtain promptly, the Title Commitment and the Schedule B Documents are collectively referred to hereinafter as the “Title Evidence.”
Seller’s Title Evidence a) Seller shall promptly upon signing this Agreement furnish all title evidence in the possession of the Seller ("Title Evidence") to the Buyer. Upon receipt of the Title Evidence, the Buyer shall promptly obtain:
i. Title Insurance Commitment. A title examination and commitment (together, the "Commitments") for the Land.

At Seller’s expense, Buyer shall obtain a commitment (“Title Commitment”) for an ALTA Owner’s Policy of Title Insurance (“Title Policy”) insuring title to the Real Property, in the amount of the Purchase Price, issued by the Title Company in conjunction with Esquire Title Services (“Esquire”), a Columbus, Ohio agency of the Title Company, together with copies of the recorded documents shown as exceptions therein (the “Schedule B Documents”). Any survey obtained by Buyer pursuant to Section 3.4 of this Agreement, which Buyer shall obtain promptly, the Title Commitment and the Schedule B Documents are collectively referred to hereinafter as the “Title Evidence.”
Seller’s Title Evidence. Sellers shall, within 10 days after the date of this Agreement, furnish the following (collectively the "Title Evidence") to Buyers: (a) a commitment ("Title Commitment") for an ALTA Form B Owner's Policy of Title Insurance from the Title Company committing to insure title to the Real Property in the amount of the Purchase Price allocated to each Motel as set forth on Schedule 2, issued by a Title Company; and (b) if the Real Property is abstract property, Sellers shall also deliver to Buyers an Abstract of Title to the Real Property certified to a current date to include all appropriate judgment and bankruptcy searches (Seller shall execute at closing customary affidavits to allow the Title Company to delete standard exceptions).
