Seller’s Title Evidence. Buyer shall, no later than thirty (30) days after the Effective Date obtain, at Xxxxx’s cost and expense, the following: A commitment (“Title Commitment”) for the most current ALTA Form B Owner’s Policy of Title Insurance insuring title to the Real Property in the amount of the Purchase Price, issued by the Title Company. The Title Commitment will commit Title Company to insure title to the Real Property subject only to the Permitted Encumbrances (“Title Policy”).
Seller’s Title Evidence. Within ten (10) days of the Effective Date, Seller shall furnish to Buyer (a) a current commitment (the “Commitment”) for an ALTA Owner’s Policy of Title Insurance (“Title Policy”) committing to insure title to the Real Property, in the amount of the Purchase Price, issued by Chicago Title Insurance Company (“Title Company”).
Seller’s Title Evidence. Buyer acknowledges receipt of a title commitment File Xx. XXXX000000 with an effective date of December 17, 2017 (“Title -2- Commitment”) for an owner’s policy of title insurance, issued by the Title Company, and (ii) an “as built” survey of the Property dated January 3, 2018 prepared by Xxxxxx X Xxxxxxxxx (Westwood Professional Services, Inc.) (the “Survey”) (collectively, the Survey and Title Commitment are referred to herein as the “Title Evidence”).
Seller’s Title Evidence. At Seller’s expense, Buyer shall obtain a commitment (“Title Commitment”) for an ALTA Owner’s Policy of Title Insurance (“Title Policy”) insuring title to the Real Property, in the amount of the Purchase Price, issued by the Title Company, together with copies of the recorded documents shown as exceptions therein (the “Schedule B Documents”). Any survey obtained by Buyer pursuant to Section 3.4 of this Agreement (“Survey”), which Buyer shall obtain promptly, the Title Commitment and the Schedule B Documents are collectively referred to hereinafter as the “Title Evidence.”
Seller’s Title Evidence. Seller shall, within seven (7) days after the date of this Agreement, furnish to Purchaser (i) title commitments ("Title Commitments") for ALTA owner's policies of title insurance, issued by Commonwealth Land Title Insurance Company ("Title Company"), committing Title Company to insure title to the Real Estate, free and clear of liens, mortgages, charges or encumbrances, subject only to the "Permitted Encumbrances" listed in Schedule 10(a) to be attached hereto prior to or at the Closing and (ii) currently-certified "as built" surveys of the Real Estate, meeting ALTA/ASCM requirements, showing all easements of record and all improvements and encroachments (the "Surveys"). Seller shall request the Title Company to issue endorsements to the Title Commitments deleting any general exceptions from coverage based on mechanics or materialmen's liens, matters affecting title that may be disclosed by an accurate survey, the rights of parties in possession, and affirmatively guaranteeing (i) access to the Real Estate from a public road and/or across any appurtenant easements and (ii) that Purchaser's use and enjoyment of the improvements on the Real Estate shall not be disturbed or interfered with by reason of any easements or reservations of record.
Seller’s Title Evidence. Seller shall, as soon as reasonable after the date of this Agreement, furnish to Purchaser the following (collectively, the “Title Evidence”) to Purchaser:

Seller’s Title Evidence. Within ten (10) days after the Effective Date, Seller shall provide, at Seller’s sole cost and expense, to Purchaser a Commitment for Owner’s Policy of Title Insurance for the Hotel (the “Title Commitment”) from the Title Company binding the Title Company to issue an ALTA Owner’s Policy of Title Insurance, in form approved for use in the state where the Property is located, in the amount of the Purchase Price allocated to the Real Property, including copies of all instruments shown as exceptions thereto, insuring that title to the Property will be vested in Purchaser at Closing free and clear of all liens and subject only to the exceptions approved by Purchaser during the period ending on the Contingency Date, deleting the standard printed exceptions of such insurer (but only to the extent such can be deleted based on the Survey (defined below) or standard seller affidavits requested by the Title Company (the “Title Policy”)). Any additional premiums for obtaining endorsements as may be required by Purchaser shall be the sole responsibility of Purchaser.
Seller’s Title Evidence a) Seller shall promptly upon signing this Agreement furnish all title evidence in the possession of the Seller ("Title Evidence") to the Buyer. Upon receipt of the Title Evidence, the Buyer shall promptly obtain:
