Shared Ownership Housing. A form of Intermediate Housing which permits an Eligible Person to purchase a share of the Affordable Housing Property where the share is leased or sold on payment of a premium calculated by reference to the value of the Affordable Housing Property and the initial share purchased shall not exceed 75% of the Open Market Value with rent being paid on the remaining share which is held by the Registered Provider such rent to be no more than the Regulator of Social Housing recommended rent levels together with any Service Charge Social Rented Housing Affordable Housing which is available to rent from a Provider/Registered Provider on an Assured Tenancy at no more than the Regulator of Social Housing’s target rent as determined by the National Rent Regime and which is left to Eligible Persons in accordance with the Nominations Agreement Supplementary Planning Documents Has the same meaning as in Regulation 2 of the Town and Country Planning (Local Planning) (England) Regulations 2012/767 Staircasing The acquisition by an owner-occupier of an Intermediate Property of additional equity in that property and Staircase shall be construed accordingly Undertaker Any provider of gas, electricity, energy, water, sewage, heating, cooling or telecommunications services occupying the premises within the Land for the purposes of supplying any one or more of those services to any member of the public or any occupier of premises within the Land Working Day A day other than a Saturday or Sunday or public holiday in England Zone Agent The body appointed by Homes England or its successor with the responsibility of registering Eligible Persons for Intermediate Housing for the area within which the Land is situated including for the avoidance of doubt Help to Buy agents
Shared Ownership Housing. Intermediate Housing part sold part let to eligible households in accordance with the terms of a Shared Ownership Lease.
Shared Ownership Housing the Residential Units constructed pursuant to the Planning Permission and transferred to a Registered Provider for allocation as Shared Ownership Housing. Each occupier may acquire an interest in the Residential Unit of between 25% and 80% and may staircase up to 100% of the open market value of the Residential Unit in increments at times of his/her election the balance of the equity in the Residential Unit being let to the occupier at a rent equal to or less than that permitted by the Homes and Communities Agency. The Shared Ownership Housing shall comprise:
Shared Ownership Housing. Unit shall mean in the case of Shared Ownership Housing Units a person who is in need of Affordable Housing and: (m) Has lived in the District of Wychavon by choice for a certain time (for six months out of the last twelve months or for three years out of the last five years); or (n) Has close family living in the District of Wychavon, who have been permanently resident for at least the previous five years (close family is specifically mother, father, brother, sister, adult son or adult daughter); or (o) Has permanent paid employment in the District of Wychavon; or (p) Has a local connection to the District of Wychavon as a result of special circumstances (subject to the approval by the Head of Housing Services) To the extent that no persons qualify pursuant to (C) (a) to (d) above then any person who is ordinarily resident in the United Kingdom who is in need of Affordable Housing PROVIDED THAT if contracts have not been exchanged to sell/lease the Shared Ownership Housing Unit to any persons listed above at open market value taking into account the existence of this Deed (or completion effected where there is to be no exchange of contracts) through no fault of the seller for not less than three months of the Shared Ownership Housing Unit being marketed for sale, but not before one month has expired following Completion of the Shared Ownership Housing Unit, then Qualifying Resident shall mean any person who is registered with and approved by the Registered Provider as being in need of Affordable Housing
