Special Rent. In addition to Base Rent (as described in Sections 3.1 and 3.2 above) and Additional Rent (as described in Section 3.3 above), during each Lease Year of the Initial Term, Sublessee shall pay to Landlord special rent in the amount of Three Thousand Nine Hundred Seventy-eight and 00/100 Dollars ($3,978.00) per month (“Special Rent”). Special Rent shall be paid in advance on or before the first (1st) day of each month (except for the first Special Rent payment which shall be subtracted from the lease inducement fee to be paid under the Lease Inducement Fee Agreement).

Special Rent. For purposes of this Paragraph 8 (of the Second Amendment of Lease dated as of October 31, 2002), the term “Paragraph 8 Cumulative Amount” shall mean the aggregate amount of the Construction Allowance actually funded by Landlord (or offset or available to be offset against Rent) under Paragraph 7 hereof through December 31, 2003, plus an amount equal to the aggregate interest which would accrue through December 31, 2003 at the rate of 12.5% per annum on a hypothetical loan which is advanced by a lender to a borrower in multiple disbursements, with such disbursements being made in the actual amounts and on the actual dates of the funding by Landlord (or offset by Tenant against Rent) of the Construction Allowance under Paragraph 7 hereof, and with such accrued interest being compounded (i.e., added to the principal amount of such hypothetical loan) on the anniversary of the first advance of such hypothetical loan. Tenant hereby agrees that, commencing on January 1, 2004, and continuing monthly thereafter throughout the initial Lease Term, Tenant shall pay to Landlord, as additional rent (the “Special Rent”), an amount equal to the monthly payment of principal and interest which would be payable with respect to a loan in the amount equal to the Paragraph 8 Cumulative Amount if such loan were made on December 31, 2003, bears interest at 12.5% per annum, is amortized on a straight-line, monthly basis over a period of 196 months, and provides for the first monthly payment of principal and interest to be due and payable on January 1,
Special Rent. If Tenant requires Special Services or Fees outside of the normal rental arrangements and these are to be provided by Landlord and reimbursed by Tenant, such as, extra trash service, extraordinary water usage, special security services (Tenant acknowledges that Landlord is under no duty or obligation to provide security services or protection for the Center and/or the leased premises, unless Landlord specifically agrees in writing to provide any such services), additional hours of Common Area lighting, either internal or external to the structure, etc., same shall be noted and described herein below, together with the estimated monthly charge relevant to same. Said Special Services or Fees shall be treated as a Special Rent and same shall be paid by .Tenant to Landlord on a monthly basis in the same manner as the Additional Rent as set forth in Paragraph 2(B) above.   • Additional Rent In addition to Base Rent, Tenant agrees to pay to Landlord as additional rent (“Additional Rent”): (i) Tenant’s Share of “Operating Expenses” (as defined in Section 5), and (ii) any and all other amounts Tenant assumes or agrees to pay under the provisions of this Lease, including, without limitation, any and all other sums that may become due by reason of any default of Tenant or failure to comply with the agreements, terms, covenants and conditions of this Lease to be performed by Tenant, after any applicable notice and cure period.

  • Fixed Rent Tenant agrees to pay to Landlord, on the Rent Commencement Date, and thereafter monthly, in advance, on the first day of each and every calendar month during the Original Lease Term, a sum equal to one-twelfth (1/12th) of the Annual Fixed Rent specified in Section 1.1 hereof. Until notice of some other designation is given, fixed rent and all other charges for which provision is herein made shall be paid by remittance to or for the order of Boston Properties Limited Partnership, as agent of Landlord. Additional Rent payable by Tenant on a monthly basis, as elsewhere provided in this Lease, likewise shall be prorated, and the first payment on account thereof shall be determined in similar fashion and shall commence on the Rent Commencement Date and other provisions of this Lease calling for monthly payments shall be read as incorporating this undertaking by Tenant. Notwithstanding that the payment of Annual Fixed Rent payable by Tenant to Landlord shall not commence until the Rent Commencement Date, Tenant shall be subject to, and shall comply with, all other provisions of this Lease as and at the times provided in this Lease. The Annual Fixed Rent and all other charges for which provision is made in this Lease shall be paid by Tenant to Landlord without setoff, deduction or abatement.

  • Basic Rent The periodic rent payable for the Aircraft throughout the Basic Term pursuant to Section 3.02 of the Lease, adjusted pursuant to Article 3 of the Lease. Basic Term.   • Rent Beginning on the Commencement Date, Tenant covenants and agrees to pay, without abatement, deduction or offset except as otherwise specifically provided herein, to Landlord, “Base Rent” for the Premises, on or before the first (1st) day of the first (1st) full calendar month of the Term hereof and on or before the first (1st) day of each and every successive calendar month thereafter during the full Term of this Lease and any renewal thereof, subject to the adjustments as provided hereinafter along with any applicable tax as defined herein, at the then current rate. If Tenant fails to pay any regular monthly installment of Base Rent or Landlord’s Operating Costs or any other monthly amounts by the seventh (7th) day of the month in which such installment is due (provided that Landlord will be required to give Tenant written notice of Tenant’s failure to pay any such monthly payments two (2) times in any twelve (12) month period prior to such late fees being charged), or if Tenant fails to pay any other sum of money within thirty (30) days after written notice by Landlord to Tenant, or if any check delivered for the payment of Rent is returned for insufficient funds, there will be added to the unpaid amount a late charge based on the monthly prorata percentage of the Default Rate and applied to the amount due to compensate Landlord for the extra administrative expenses incurred. Notwithstanding anything to the contrary above, Landlord agrees that it will not impose the aforesaid late charges unless Tenant has failed to pay any installment of Rent on the due date thereof (and such failure shall not have been cured on or before the last day of any grace period, if any) two (2) times in any twelve (12) month period. The Base Rent payable by Tenant to Landlord shall be in accordance with the following schedule:

  • Monthly Rent The rent payable pursuant to Paragraph 5.A., as adjusted from time to time pursuant to the terms of this Lease.

  • Supplemental Rent (a) Lessee shall pay to Lessor or the Person entitled thereto any and all Supplemental Rent promptly as the same shall become due and payable, and if Lessee fails to pay any Supplemental Rent, Lessor shall have all rights, powers and remedies provided for herein or by law or equity or otherwise in the case of nonpayment of Basic Rent. Lessee shall pay to Lessor as Supplemental Rent, among other things, on demand, to the extent permitted by applicable Legal Requirements, interest at the applicable Overdue Rate on any installment of Basic Rent not paid when due for the period for which the same shall be overdue and on any payment of Supplemental Rent not paid when due or demanded by Lessor for the period from the due date or the date of any such demand, as the case may be, until the same shall be paid. The expiration or other termination of Lessee's obligations to pay Basic Rent hereunder shall not limit or modify the obligations of Lessee with respect to Supplemental Rent. Unless expressly provided otherwise in this Lease or any other Operative Agreement, in the event of any failure on the part of Lessee to pay and discharge any Supplemental Rent as and when due, Lessee shall also promptly pay and discharge any fine, penalty, interest or cost which may be assessed or added for nonpayment or late payment of such Supplemental Rent, all of which shall also constitute Supplemental Rent.

  • Additional Rental Lessee shall pay and discharge, as additional rental (“Additional Rental”), all sums of money required to be paid by Lessee under this Lease which are not specifically referred to as Rental. Lessee shall pay and discharge any Additional Rental when the same shall become due, provided that amounts which are billed to Lessor or any third party, but not to Lessee, shall be paid within thirty (30) days after Lessor’s demand for payment thereof or, if later, when the same are due. In no event shall Lessee be required to pay to Lessor any item of Additional Rental that Lessee is obligated to pay and has paid to any third party pursuant to any provision of this Lease.
