Tenant Fixturing. Landlord shall use all reasonable efforts to complete construction of the Building Shell and Tenant Improvements to a point permitting Tenant’s entry for installation of this fixtures and equipment on or before the date specified in the Project Schedule. When the construction of the Building Shell and the Tenant Improvements has proceeded to the point where Tenant’s installation of its fixtures and equipment can be commenced in accordance with good construction practice, the Landlord shall notify Tenant to that affect at least fifteen (15) days prior to making the Premises available for Tenant’s Work, and shall permit Tenant and its authorized representatives and contractors to have access to the Premises for a period of not less than fifteen (15) days for the purpose of performing Tenant’s Work, which period may be given while Landlord’s Work is continuing. Landlord and Tenant shall cooperate in good faith to schedule and coordinate Tenant’s Work with the Landlord’s Work in a manner which will assure Substantial Completion of the Landlord’s Work by the Scheduled Completion Date, will reduce each party’s cost, and ensure labor harmony. While performing Tenant’s Work, Tenant shall comply, and shall cause its employees, contractors, and suppliers to comply with the reasonable work rules observed by the General Contractor and the Subcontractors and Suppliers. Tenant or Tenant’s sub-contractor shall provide the liability insurance required herein naming Landlord as additionally insured, during all times that Tenant is conducting Tenant’s Work upon the Premises.
Tenant Fixturing. Landlord shall use all reasonable efforts to complete construction of Tenant Improvements of the Building to a point permitting Tenant's entry for installation of its fixtures and equipment on or before the date specified in the Construction Schedule. When the construction of the Building has proceeded to the point where Tenant's installation of its fixtures and equipment in the Building can be commenced in accordance with good construction practice, the Landlord shall notify Tenant to that effect and shall permit Tenant and its authorized representatives and contractors to have access to the Building for a period of not less than thirty (30) days for the purpose of installing Tenant's trade fixtures, equipment and other Tenant's Property in the Building. Landlord and Tenant shall cooperate in good faith to schedule and coordinate Tenant's fixturing with the Landlord's construction in a manner which will assure Substantial Completion of the Improvements by the Scheduled Completion Dates, will reduce each party's cost, and ensure labor harmony. While performing fixturing, Tenant shall comply, and shall cause its employees, contractors and suppliers to comply, with the reasonable work rules observed by Landlord's Contractors and Suppliers.
Tenant Fixturing. Subject to Schedule 8, section 3, Fixturing Period (Early Occupancy), should Landlord permit Tenant to take possession of the Premises for purposes of fixturing or installing its Leasehold Improvements prior to the Commencement Date, then all of the terms and conditions of this Lease, except for payment of Basic Rent, shall be in full force and effect as of the date Tenant takes such possession, and Tenant shall reimburse Landlord for the cost of any Additional Services provided during the Fixturing Period, including the cost of cleaning and rubbish removal, and any Utilities consumed in the Premises.
Tenant Fixturing. Should Landlord permit Tenant to take possession of the Premises for purposes of fixturing or installing its Leasehold Improvements prior to the Commencement Date, then all of the terms and conditions of this Lease, except for payment of Basic Rent, shall be in full force and effect as of the date Tenant takes such possession, and Tenant shall reimburse Landlord for the cost of any Additional Services provided during the fixturing period, including the cost of cleaning and rubbish removal, and any Utilities consumed in the Premises.
Tenant Fixturing. Provided the Lease has been executed by the Tenant on or before August 17, 2015 in a form acceptable to the Landlord, the Tenant will be given access to the Office Premises, on an “as is” basis, for the purpose of construction of its Leasehold Improvements, fixturing the Office Premises and carrying on the Tenant’s business, within three (3) Business Days of the execution of this Lease by both parties and receipt of the Tenant’s certificates of insurance, to and including the day immediately preceding the Term Commencement Date (the “Fixturing Period”). Provided the Lease has been executed by the Tenant on or before August 17, 2015 in a form acceptable to the Landlord, the Tenant will be granted possession of the Warehouse Premises on the later of: (i) the date the Landlord’s Work in respect of the Warehouse Premises is sufficiently complete or (ii) October 31, 2015, to and including the day immediately preceding the Term Commencement Date (the “Warehouse Fixturing Period”).
