Tenant’s Additional Rent. Tenant shall remain obligated to pay Tenant’s Additional Rent for the Existing Premises throughout the Lease Term, as the same may be hereafter extended, and Tenant shall be obligated to pay Tenant’s Additional Rent for the Fourth Floor Expansion Space from and after December 1, 2010 and Tenant shall be obligated to pay Tenant’s Additional Rent for the Twelfth Floor Expansion Space from and after December 1, 2011 (except that if the applicable Fourth Amendment Expansion Space Rent Commencement Date is delayed for either Fourth Amendment Expansion Space by operation of the final sentence of Section 4(a) of this Amendment, the December 1, 2010 date or December 1, 2011 date, as applicable, set forth in this Section 10 shall be similarly delayed as to the Fourth Floor Expansion Space with respect to which delivery was delayed) until the end of the Lease Term, in accordance with the provisions of the Lease.
Tenant’s Additional Rent. Tenant shall remain obligated to pay Tenant’s Additional Rent for the Office Premises throughout the New Term. Tenant shall not be obligated to pay Tenant’s Additional Rent for the 15th Floor Expansion Space throughout the New Term, but the terms and provisions of Section 7 of the Third Amendment with respect to utilities and additional services provided to the 15th Floor Expansion Space shall remain in full force and effect.
Tenant’s Additional Rent. Tenant’s Additional Rent shall be an annual amount equal to Tenant’s Proportionate Share of the annual Operating Costs of the Building, the Common Areas, and the Property (as defined in Section 3.1), exclusive of costs that are attributable to the Leased Premises and for which Tenant is responsible under the terms and conditions of this Lease.
Tenant’s Additional Rent. Tenant shall remain obligated to pay Tenant’s Additional Rent for the Existing Premises throughout the Lease Term, as extended by this Second Amendment or as the same may hereafter be extended, and Tenant shall be obligated to pay Tenant’s Additional Rent for each Second Amendment Expansion Space from and after the applicable Expansion Space Rent Commencement Date until the end of the Lease Term for each such space in accordance with the provisions of the Lease.
Tenant’s Additional Rent. Tenant shall not be obligated to pay any Tenant’s Additional Rent for the 15th Floor Expansion Space.
Tenant’s Additional Rent. In addition to Base Rental due under the Lease, Tenant shall also pay Tenant's Additional Rent as to all of the Remaining Premises in accordance with the provisions of Section 2.3 of the Lease; provided, however, that as to only the portions of the Remaining Premises located on Floors 24 and 25, the Base Operating Expenses Amount shall be the Operating Expenses Amount for calendar year 2003.
Tenant’s Additional Rent. Tenant agrees to pay, as Additional Rent, to Landlord the sum of $15,000.00 (“Tenant’s Additional Rent”). Tenant may pay Tenant’s Additional Rent in monthly installments of $250.00 per month commencing on the Commencement Date; provided that Tenant shall pay any remaining amount of Tenant’s Share in a single, lump sum payment upon expiration of this Lease or earlier termination under this Lease.
Tenant’s Additional Rent. Tenant shall remain obligated to pay Tenant’s Additional Rent for the 2017 Remaining Premises (and only the 2017 Remaining Premises, together with any additional space demised to Tenant under the Lease during the Third Extension Term, but expressly excluding the 2017 Reduction Space [subject to the last sentence of Section 1 above]) throughout the Third Extension Term in accordance with the provisions of Section 7 of the Original Lease; provided, however, that as of the Seventh Amendment Effective Date subsection 7.2 thereof shall be revised to add the following to the list of out of pocket expenses excluded from Operating Costs (unless offset by a corresponding credit):
Tenant’s Additional Rent. (a) From and after the Expansion Effective Date, Tenant shall pay additional Rent with respect to the Expansion Space in accordance with the terms of the Lease, including, without limitation, Tenant’s Pro Rata Share of increases in Operating Expenses, computed using a Base Year of 2013 and applying a Tenant’s Pro Rata Share of 5.8531% to the Expansion Space.
(b) Tenant shall continue to pay to Landlord, at the time and in the manner set forth in the Lease, Tenant’s Base Rent and additional Rent due under the Lease with respect to the Original Premises.
Tenant’s Additional Rent. (a) From and after the First Floor Expansion Effective Date, Tenant shall pay additional Rent with respect to the First Floor Expansion Space in accordance with the terms of the Lease, including, without limitation, Tenant’s Pro Rata Share of increases in Operating Expenses, computed using a Base Year of 2014 and applying a Tenant’s Pro Rata Share of 3.859% to the First Floor Expansion Space. As set forth in Section 3 of the Addendum to the Lease, in no event shall Controllable Operating Expenses with respect to the First Floor Expansion Space for any year during the First Floor Expansion Term increase by more than 5% in excess of Controllable Operating Expenses for the immediately preceding year, on a compounding and cumulative basis; and
(b) Tenant shall continue to pay to Landlord, at the time and in the manner set forth in the Lease, Tenant’s Base Rent and additional Rent due under the Lease with respect to the Original Premises.
