Tenant's Entry before Term without Charge. (a) With the prior approval of Landlord, Tenant may enter the Building and Premises before the Date of Occupancy without payment of any additional sums in order to install telephone equipment, cabling, furniture, and fixtures, and otherwise to prepare the Premises for occupancy by Tenant. Landlord must not withhold or delay such approval, provided that Tenant coordinates Xxxxxx’s work with the construction of the Landlord’s Improvements and any other work being performed by Landlord in the Building so as not to interfere with or increase the cost of such work of Landlord or delay the Completion Date. As a condition of granting such approval, Xxxxxxxx has the right to require that a representative of Landlord accompany Xxxxxx and Xxxxxx’s contractors, and Xxxxxx agrees, on behalf of Tenant and Xxxxxx’s contractors, to comply with any and all reasonable directions given by said representative of Landlord.
