To yield up. On the expiration or sooner determination of the Term peaceably to yield up to the Landlord the Demised Premises in a good tenantable state of repair and condition and decoration in accordance with the covenants by the Tenant herein contained together with all additions and improvements thereto and the keys and all Landlord's fixtures and fittings of every kind now in or upon the Demised Premises or which during the Term may be affixed or fastened to or upon the same all of which shall be at the expiration or sooner determination of the Term left complete with all parts and appurtenances thereof and in proper working order and condition PROVIDED ALWAYS that the foregoing covenants shall not apply to any articles held by the Tenant on hire nor to the Tenant's fixtures and fittings and to make good any damage caused to the Demised Premises by the removal of tenants and trade fixtures and fittings AND PROVIDED FURTHER that if so required by the Landlord the Tenant will remove from the Demised Premises such of the Tenant's fixtures and fittings as are then installed in the Demised Premises as the Landlord shall specify to be removed making good all damage caused thereby to the Landlord's satisfaction and reinstating the Demised Premises to their original condition PROVIDED FURTHER that the Tenant may from time to time (but only with the previous consent of the Landlord) substitute for any of the Landlord's fixtures and fittings other fixtures and fittings of at least as good a kind and quality as the Landlord's fixtures and fittings and not less suitable in character.

To yield up. At the Termination Date to yield up the Demised Premises duly repaired and decorated in accordance with the provisions of this clause 4.5 and clear of any furniture equipment goods and refuse to remove every moulding sign writing or painting of the name or business of the Tenant or other occupiers (if any) and to make good all damage caused by the removal thereof and of the Tenant's fixtures fitting furniture and effects to the Demised Premises PROVIDED THAT: (a) all work referred to in this clause 4.5 shall be done with good and suitable materials of their several kinds in a good and workmanlike manner and to the reasonable satisfaction of the Surveyor and in relation to external maintenance and repair using such materials as may in the reasonable opinion of the Surveyor be necessary or desirable in order to maintain a high standard of maintenance and repair to the Estate as a whole (b) damage by any of the Insured Risks is excepted from the Tenant's liability under this clause 4.5 save to the extent that the whole or any part of the insurance money is irrecoverable by reason of any act or default of the Tenant its servants agents or lawful visitors and the Tenant fails to make up the deficiency pursuant to clause 4.21.3 or by reason of some limitation or condition properly imposed by the insurers (c) the Tenant shall pay the Landlord's reasonable and proper legal and Surveyor's fees incurred as a result of any breach of this clause 4.5 (d) the Tenant will also pay to the Landlord mesne profits at the rate of the rent payable hereunder immediately prior to the Termination Date during the period taken by the Tenant to carry out such works or during the period reasonably required for carrying out such works by the Landlord and in that case the amount of such mesne profits shall be added to the cost of carrying out such work as aforesaid

To yield up. 4.9.1 To yield up the Premises with the fixtures, fittings and additions to the Premises (except tenant’s or trade fixtures or fittings which have been lawfully removed) and with vacant possession (subject to any lawful underleases) at the expiration or sooner termination of the Term in accordance with the tenant’s covenants in this Lease and to make good to the Landlord’s reasonable satisfaction any damage caused to the Premises by the removal of any tenant’s or trade fixtures or fittings. 4.9.2 If any alteration or addition shall have been made to the Premises during the Term and unless and save to the extent that the Landlord requests the Tenant in writing not to do so at least 3 months before the end of the Term to remove the same on such yielding up together with all signs, writing, painting, moulding or other illustration of the name or business of the Tenant and any permitted occupier, and to reinstate the Premises to their state and condition at the commencement of the Term, making good any damage caused to the Premises to the Landlord’s reasonable satisfaction. 4.9.3 Upon such yielding up, to deliver to the Landlord the original Health and Safety File relating to the Premises duly maintained in accordance with the CDM Regulations and containing proper reference to such works of removal and reinstatement as specified in this clause 4.9 together with any other documentation relating to the Premises required by or showing compliance with Legislation and all keys of the Premises.
To yield up. To yield up the Property in accordance with the provisions of this lease and the Contract provided that the Landlord may treat as abandoned by the Tenant any property not removed by the Tenant prior to the expiration of the Term and may as agent of the Tenant (and the Landlord is hereby irrevocably appointed by the Tenant to act in that capacity) arrange for the removal and destruction or sale of the same after having given the Tenant at least 28 days’ prior written notice of its intention to carry out such removal and destruction and having given the Tenant reasonable opportunity within such notice period to remove any such property.
