UTILITY AND OTHER CHARGES. Charges to be paid by Tenant: Tenant must pay for his own electricity and/or gas consumption, if so required by their Lease Agreement until the last date of Lease expiration regardless of whether said tenant occupies the apartment. Tenant must personally apply in his own name to the power company for electricity and/or gas and must pay directly to the public utility, any security deposit that may be required in order to supply electricity and/or gas to the apartment. Tenant shall also pay for all additional services, such as telephone, laundry, and cable television (if cable television is supplied to the “Complex”). The cost of the foregoing additional services is not included in the monthly rent, subject to the requirements of the Lease Agreement.
UTILITY AND OTHER CHARGES. Lessee, for and in consideration of this Lease and the demise of the said premises, hereby agrees and covenants with Lessor to pay promptly all utility and other charges of whatsoever kind and nature, including charges for electrical, gas, garbage, sewage, telephone, and other services, which may be incurred in connection with Lessee's use of the said premises, and to indemnify and save harmless Lessor therefrom.
UTILITY AND OTHER CHARGES. The TENANT shall, on occupation or on the LEASE commencement date, whichever is earlier, be liable and pay for:
4.1. All electricity, power and water used on the LEASED PREMISES;
4.2. A proportionate share of all electricity, power and water consumed on or in the common areas of the BUILDING;
4.3. Any charges or amounts levied by or payable to the Local Authority or to any other competent authority in respect of the drainage purification or treatment or removal of effluent or waste from the LEASED PREMISES;
4.4. Rubbish removal charges and/or any special refuse removal charges levied by or payable to the Local Authority or to any other competent authority;
4.5. Any utility or service or encroachment charges which may be levied on the PROPERTY by the Local Authority or any other competent authority.
UTILITY AND OTHER CHARGES. Tenant shall pay for all ------------------------- utilities consumed to install, maintain, operate and remove the Dishes and associated equipment, together with the actual cost of any engineers or consultants employed by Landlord to review or monitor same, to the extent not separately metered, all as reasonably determined by Landlord. Tenant shall be responsible for all costs associated with such metering of electrical consumption of the Dishes and associated equipment, including, but not limited to the cost of installing, maintaining, repairing and reading the metering devices and subpanels. Tenant shall pay all taxes or other charges reasonably attributable to the Dishes, including, without limitation, any increase in the Building's real property tax.

Lessee shall pay or cause to be paid all charges for electricity, power, gas, oil, water, telephone, sanitary sewer service and all other rents and utilities used in or on the Leased Property during the Term; PROVIDED, HOWEVER, prior to the Base Term Commencement Date such amounts shall be paid with Advances to the extent provided for in the Approved Budget. Lessee shall be entitled to receive any credit or refund with respect to any utility charge paid by Xxxxxx and the amount of any credit or refund received by Lessor on account of any utility charges paid by Lessee, net of the costs and expenses reasonably incurred by Lessor in obtaining such credit or refund, shall be promptly paid over to Lessee. All charges for utilities imposed with respect to the Leased Property for a billing period during which this Lease expires or terminates (except when Lessee purchases the Leased Property in accordance with the terms of this Lease, in which case Lessee shall be solely responsible for all such charges) shall be adjusted and prorated on a daily basis between Lessee and any purchaser of the Leased Property, and each party shall pay or reimburse the other for each party's pro rata share thereof; PROVIDED, that in no event shall Lessor have any liability therefor.

Tenant shall be responsible for all costs associated with such metering of electrical consumption of the Dishes and associated equipment, including, but not limited to the cost of installing, maintaining, repairing and reading the metering devices and subpanels. Tenant shall pay all taxes or other charges reasonably attributable to the Dishes, including, without limitation, any increase in the Building's real property tax.

The LESSEE/ its tenant shall be liable to pay utility charges such as Electricity charges, Water, Telephone usage, Security charges, Fire Fighting, Insurance and Internet charges etc., consumed in the Property or Premise and constructions made thereon, during the subsistence of this Lease Agreement to the authorities concerned. The LESSEE shall pay the aforesaid charges from the date of possession until the expiry or early termination/determination of the term of this Lease Agreement. This shall include proportionate fixed charges against bills raised by the appropriate authorities beginning from the date of taking over the demised possession of the said premises. The cost of separate meter/sub-meter including its installation shall be borne by the LESSEE and installations shall be done with prior approval from LESSOR.
