Apartment Use Area. [. ] m2 and specified in Annex to the Contract
Apartment Use Area is the privately used area of the Apartment based on clearance dimensions, including partition wall area between rooms inside the Apartment and balcony, loggia (if any) attached to the Apartment; excluding enclosure wall, partition wall between Apartments and floor area with post and technical box inside the Apartment. When balcony area is calculated, the whole floor area shall be calculated. In case balcony has shared wall area, the inside edge of the shared wall shall be calculated under the approved design (under the Circular No. 03/2014/TT-BXD dated 20/02/2014 by the Ministry of Construction).
Apartment Use Area means the area of the Apartment calculated according to the clearance size and be recorded in the Certificate, including the areas of partitions between rooms in the Apartment and the area of balcony, loggia (if any) attached with such Apartment. This area does not include fencing walls of apartment, separation walls between apartments, as well as the area of floor with columns or technical boxes inside the Apartment. When calculating the area of balcony, the whole floor area is included, in case where the balcony includes the common walls area, then the area shall be calculated from the inner edge of the common walls which is shown clearly in the plan drawing of the Apartment as approved.

  • apartment building means a residential use building, or the residential use portion of a mixed-use building, other than a townhouse or stacked townhouse containing four or more dwelling units each of which shall have access to above grade common halls, stairs, elevators, and yards;
