Internal Infrastructure Improvements definition

Internal Infrastructure Improvements means the streets, water, sanitary sewer, storm water, gas and electric improvements necessary for Tallgrass 2nd Addition Development and located within the boundaries of the Property, including engineering costs, any costs of right-of-way and appurtenances related thereto, as set forth on the approved plat for Tallgrass 2nd Addition Development, all as more specifically described on Exhibit C attached hereto and incorporated herein by this reference.

Internal Infrastructure Improvements means the water, sanitary sewer, electric, storm sewer, storm water detention, street, street lighting, sidewalks and all other public infrastructure improvements necessary for the Development and located within the boundaries of the Development Area, including engineering costs, any costs of right-of- way and appurtenances related thereto, as set forth on the approved plat for the Development, all as more specifically described on Exhibit D attached hereto and incorporated herein by this reference.

If the TIF District is created and a project plan encompassing the Internal Infrastructure Improvements is approved but TIF Bonds are not issued, then after the special assessments are levied the City will apply the tax increment generated by the Property towards payment of the special assessments or to reimbursement the Developer for special assessments it may have paid prior to sufficient available tax increment.
