Except as otherwise specifically provided in this Sublease, Rent shall be payable in lawful money without demand, and without offset, counterclaim, or setoff in monthly installments, in advance, on the first day of each and every month during the Term of this Sublease.
All sums so paid or incurred by Sublandlord, together with interest thereon, from the date such sums were paid or incurred, at the annual rate equal to 10% per annum or the highest rate permitted by law, whichever is less, shall be payable to Sublandlord on demand as additional Sublease Rent.
Any fee required for Internet should be included in the Total Sublease Rent as stated above.
Any Sublease shall be to an Eligible Household, at a rent not exceeding the Maximum Sublease Rent, for a term not exceeding eighteen (18) months, on a Sublease form approved by the Monitor.
Article 25 of the Master Lease is incorporated herein by reference and shall apply to the Sublease Rent obligations hereunder.
