TIF Area definition

TIF Area means that part of the urban renewal area described in the Urban Renewal Plan as described and depicted in Exhibit B, within which the tax increment provisions of Section 31-25-107(9) of the Act apply.
TIF Area means a specific geographic area designated within the District pursuant to this chapter for development using tax increment financing under this chapter.
TIF Area means the Project area, as defined in Section 2.01.

  • Subject to the TIF Area Effective Date of Allocation, the Authority is specifically authorized to use incremental revenues, except those previously dedicated, for the benefit of the Area, to the extent authorized by the provisions of Section 31-25-107(9) of the Act and Section 130-4 of the City Code, as the same may be amended from time to time, which sections are incorporated herein by reference in their entirety.

  • Under the terms of an approved PFRA(s) between the City of Aurora, the Authority and a third-party redeveloper of the TIF Area, the Authority intends to rebate a portion of incremental tax revenue generated within the TIF Area to offset costs associated with development, park, drainage, and other public improvements.

  • This Agreement applies only to TIF Revenue derived from imposition of real property taxes (land and improvements to land) in the TIF Area, if any, that is calculated, produced, allocated and transferred to XXXX in accordance with C.R.S. § 31-25-107(9)(a)(II) and the rules and regulations of the Property Tax Administrator of the State of Colorado, and does not include any other revenues of XXXX.

  • Each Tax Increment Area approved by City Council shall continue in existence for a period of not to exceed twenty-five years from the TIF Area Effective Date of Allocation as specified by the Authority and detailed in this Plan.

TIF Area means a Retail Development Project that has been approved by the Mayor to receive proceeds of Bonds in accordance with the applicable Rules of Operation for the Retail Priority Area in which the Retail Development Project is located.

TIF Area means the Property described on Exhibit A, within which the tax increment provisions of Section 31-25-107(9) of the Act apply, as such area may be expanded or contracted from time to time by the Authority in compliance with the Act.
TIF Area means, collectively, (a) those certain parcels of real property located in the City (which are depicted and referred to as the “Sawmill Parkway TIF Area” on EXHIBIT C which is attached hereto and incorporated herein by reference) and which will be identified in the initial TIF Legislation, the Improvements to which will be exempted from real property taxation pursuant to the TIF Legislation and (b) any parcels of real property which are currently located outside the City (such real property being the approximate acres which area is bounded to the north by the current southern corporate boundary of the City, to the east by the railroad tracks, to the south by Bunty Station Road and to the west by U.S. Route 42 and depicted and referred to as the “Possible Sawmill Parkway TIF Area” on EXHIBIT C) and which if hereafter annexed into the City, will thereafter be identified in the TIF Legislation (either by amendment of existing TIF Legislation or passage of new TIF Legislation), and in either case, the Improvements to which will be exempted from real property taxation pursuant to the TIF Legislation. The Parties acknowledge that the southern boundary of the TIF Area has been determined based upon the City’s current expectations as to what real property might be annexed into the City in the foreseeable future.
TIF Area means the Downtown Redevelopment Area and the corresponding allocation area as established and amended from time to time by the ERC.
TIF Area means the real property legally described on Appendix B of the TIF Plan. “TIF Plan” means the Hadley Township Redevelopment Plan previously adopted by theCity Council by Ordinance No. 4991 for the redevelopment of the TIF Area.

  • ILUA Area means the geographical area in relation to which the Framework ILUA applies, as specified in Schedule 2 of the Framework ILUA;

  • Lot area means the total horizontal area within the lot lines of a lot.

  • Adjacent area means the area outside the affected area or permit area where air, surface or ground water, fish, wildlife, vegetation or other resources protected by Chapter 1513. of the Revised Code, determined according to the context in which "adjacent area" is used, are or reasonably could be expected to be adversely affected by proposed coal mining and reclamation operations including probable impacts from underground workings. With respect to underground mining operations, "adjacent area" shall include, at a minimum, the surface areas above full coal recovery areas.

  • Coastal area means coastal area as defined in section 22a-93(3) of the Connecticut General Statutes. “Coastal waters” means coastal waters as defined in section 22a-93(5) of the Connecticut General Statutes. “Commissioner” means commissioner as defined in section 22a-2(b) of the Connecticut General Statutes.

  • Carpet Area means the net usable floor, area of an Flat/Apartment, excluding the area covered by the external walls, areas under services shafts, excluding balcony or verandah area and exclusive open terrace, but includes the area covered by the internal partition walls of the flat/apartment;

The landscaped area does not include footprints of buildings or structures, sidewalks, driveways, parking lots, decks, patios, gravel or stone walks, other pervious or non-pervious hardscapes, and other non-irrigated areas designated for non-development (e.g., open spaces and existing native vegetation).

  • Slum area means any area where dwellings predominate which, by reason of depreciation, overcrowding, faulty arrangement or design, lack of ventilation, light or sanitary facilities, or any combination of these factors, are detrimental to the public safety, health or morals.

  • Underground area means an underground room, such as a basement, cellar, shaft or vault, providing enough space for physical inspection of the exterior of the tank situated on or above the surface of the floor.

  • Easement Area means the area of the servient lot marked on the survey-strata plan as being subject to the relevant easement; and

  • Drainage area means a geographic area within which stormwater, sediments, or dissolved materials drain to a particular receiving waterbody or to a particular point along a receiving waterbody.

  • Storage area means any location, facility, or vehicle which is used to store, to transport, or to secure a radiographic exposure device, a storage container, or a sealed source when it is not in use and which is locked or has a physical barrier to prevent accidental exposure, tampering with, or unauthorized removal of the device, container, or source.

  • Development Area means that area to which a development plan is applicable.

  • Passenger area means the area designed to seat the driver and passengers while a motor vehicle is in operation and any area that is readily accessible to the driver or a passenger while in his or her seating position, including but not limited to any type of glove or storage compartment accessible to passengers or driver.

  • Production Area means that part of the animal feeding operation that includes the animal confinement area, the manure storage area, the raw materials storage area, and the waste containment areas. The animal confinement area includes, but is not limited to, open lots, housed lots, feedlots, confinement houses, stall barns, free stall barns, milkrooms, milking centers, egg washing or egg processing areas, areas used for the storage and disposal/treatment of mortalities, cowyards, barnyards, medication pens, walkers, animal walkways, and stables. The manure storage area includes, but is not limited to, lagoons, runoff ponds, storage sheds, stockpiles, under-house or pit storages, liquid impoundments, static piles, and composting piles. The raw materials storage area includes, but is not limited to, feed silos, and silage bunkers. The waste containment area includes, but is not limited to, settling basins and areas within berms and diversions which separate uncontaminated stormwater.
