Building Commissioning. 6.17.1 If the Project scope includes building commissioning, the CM shall participate in the Commissioning Process, as prescribed in the Contract Documents. 6.17.2 The CM shall permit the A/E, or a third-party Commissioning Agent (“CxA”) if applicable, access to commission performance based equipment, fixtures, and/or systems (e.g., HVAC, fire protection, smoke evacuation, fume hoods, emergency power, etc.), prior to Substantial Completion. 6.17.3 The A/E, or CxA if applicable, shall promptly notify the CM in writing of any deficiency identified during the Commissioning Process. 6.17.4 To facilitate the Commissioning Process, the CM shall submit four sets of Operation and Maintenance Manuals for dynamic and engineered systems to the A/E, and CxA if applicable, for approval. That submission shall occur within 30 days following approval of all related CM submittals required by the Contract Documents.

Building Commissioning. Building commissioning may be undertaken at the discretion of the District. Whenever it is undertaken, the Architect’s responsibilities as shown in the Project AssignmentAttachment A – List of Design Requirements and Deliverables shall be performed by the Architect at no additional cost to the District.
Building Commissioning. Designer’s services related to building commissioning shall be included as part of BASIC SERVICES. Designer shall be required to: A. Meet and consult with DCAMM's building commissioning agent (BCA) during design and construction to document the basis of design; review, respond and incorporate the commissioning specification; and review documents prepared by DCAMM’s BCA, as appropriate, for all operating systems to ensure maintainability and operational efficiency; B. Meet, consult, and review with DCAMM’s BCA and client agency to enable DCAMM’s BCA to develop an owner’s project requirements and operations and maintenance plan for the facility; and C. Review and comment on DCAMM’s BCA periodic commissioning progress reports and issues log as appropriate. D. Participate in the initial operation and maintenance training session by presenting the project basis of design. E. Coordinate commissioning activities with the Construction Manager. F. Indoor Air Quality (IAQ) standards for products that meet volatile organic compound (VOC) limits shall be specified. Also, Environmentally Preferable Products (XXXx) shall be reviewed.
Building Commissioning. Owner will have, under separate contract, a Building Commissioning Authority (CxA) that will be responsible for leading the Building Commissioning Process throughout the Project from design through warranty period. CxA’s work scope will be limited to the aspects of the Project that fall within the LEED project boundary but may include a scope broader than the limited scope required by the LEED NC. Design Professional shall cooperate with the CxA and shall provide the CxA with all information necessary for the CxA to complete the Commissioning Process both for the basic LEED Perquisite and for the LEED NC Enhanced Commissioning Credit. (CxA may be employed even if the facility is not seeking the actual LEED Certification.)
