Changes Shopping Center. Without Tenant's prior written consent: (a) Landlord shall not make any changes in the Common Areas as shown on Exhibit such changes would result in (i) changing the entrances to or access routes within such areas, constructing or installing any structures or other improvements within such areas (including kiosks or signs), or reducing the parking areas to less than the greater of (A) the number of parking spaces required by applicable law, or (B) four and nine-tenths (4.9) parking spaces for each one (1,000) square feet of floor area in the Shopping Center excluding the Upton Parcel or (C) four and five tenths (4.5) parking spaces for each one thousand (1,000) square feet of floor area in the Upton Parcel, or reducing visibility of the Premises from any adjacent street or reducing access to and from the Premises or (v) altering the parking area so that less than one hundred twenty (120) parking spaces are available within a two hundred (200) foot radius of the main entrance to the Demised Premises; (b) Landlord shall not construct any additional buildings and/or expand the Shopping Center beyond the envelopes for buildings as set forth in Exhibit permit adjacent property owners (and/or their respective tenants, occupants, invitees, contractors, successors and assigns) to use any portion of the Shopping Center for any purposes, or otherwise grant, or permit any cross easements, licenses, or other rights permitting any party (and/or their respective tenants, occupants, contractors, successors and assigns) any rights of ingress and egress and/or parking for the Common Areas of the Shopping Center, except in connection with the sale of any (in which event, such cross easements, licenses or other rights, and any and all amendments or modifications thereto shall be as set forth the REA or in such other documents provided that any cross easements, licenses or other rights hereafter granted by Landlord shall not materially and adversely affect Tenant's rights hereunder; and (c) Landlord shall not make any material variation from the general layout, size, or location of any buildings If
