Chilled Water Air Conditioning Systems. Package air cooled chilled water units serving fan coils and fresh air-handling units shall be provided and located at the Administration Building. The chilled water system shall provide chilled water to the various HVAC air handling units which in turn ensure a suitable environment for personnel comfort and proper equipment operation during normal container terminal operation. The air conditioning (A.C) system shall be a closed circuit, not exposed to atmosphere, chilled water system supplying cooling water to the various air handling units located at strategic positions levels at the roof of the building to minimise the amount of air ducting required. Makeup water supplied from the Terminal’s service water supply shall be filtered and treated. Makeup water shall be supplied through a control valve operating on the pressure in the system downstream of the valve. This arrangement together with the pressure tank (nitrogen charged) in this part of the system, shall maintain a closed circuit operating under steady pressure and preventing the ingress of oxygen into the circuit. Chilled water pumps and chiller units with common inlet and outlet headers for the Administration Building shall provide the necessary capacity for cooling requirements including standby for maintenance, repair etc. Air cooled water chillers shall be of the fully packaged, factory tested, semi-hermetic type comprising not less than the following items: - Weatherproof enclosure and mounting frame. - Not less than two semi-hermetic refrigeration compressors. - Air cooled condenser. - Shell and tube type evaporator. - Pre-wired controls and electrical starting equipment. - Not less than two independent refrigeration circuits. The unit casing shall be constructed from zinc coated or galvanised mild steel of not less than 2.5mm thickness formed on a channel section steel framework. All exterior surfaces shall be chemically treated against corrosion and given an epoxy primer coating finished with baked enamel. Fans shall be of the axial flow type with contoured blades designed to deliver high air volumes at low tip speeds and with a minimum of noise and blade tip recirculation. Fans shall be complete with ground, polished and protected steel shafts; weatherproof permanently lubricated bearings and wire mesh guards. Tenant shall install, if missing, blinds or shades on all windows, which blinds and shades shall be subject to Landlord’s approval, and shall keep all of the operable windows in the Premises closed, and lower the blinds when necessary because of the sun’s position, whenever the HVAC System is in operation or as and when required by any Requirement. Tenant shall cooperate with Landlord and shall abide by the rules and regulations which Landlord may reasonably prescribe for the proper functioning and protection of the HVAC System.

  • Building Systems The term “Building Systems” shall mean collectively the mechanical, electrical, plumbing, sanitary, sprinkler, heating, ventilation and air conditioning, security, life safety, elevator and other service systems or facilities of the Building and the finished ceiling and Building standard lighting fixtures in the Leased Premises, that are excluding any Premises Fixtures.
