Commencement and Expiration of Term. The Term of this Lease is the period stated in the Basic Terms. The Term commences on the Commencement Date and, unless earlier terminated in accordance with the terms and conditions of this Lease, expires on the last day of the last calendar month of the Term. Notwithstanding the foregoing, from and after the date of full execution and delivery of this Lease, this Lease shall be in full force and effect, and Tenant shall keep, perform and observe all the terms, covenants, conditions, agreements, indemnities and other promises to be kept, performed and observed by Tenant with respect to the Premises (other than payment of Rent) prior to the Commencement Date.

The rent billing date shall be the first of the month. If the Commencement Date falls on a date other than the first of the month, the initial rent invoice shall be prorated accordingly. Promptly after commencement of the term of this lease the parties shall enter into a supplementary agreement confirming the Commencement Date and Expiration Date of the term of this Lease.

Commencement and Expiration of Term. A. The Term of this Lease Agreement and the fixed annual rental payable under this Lease Agreement (“Rent”) shall commence on XXXXXXXXXX 1st, 20XX. Tenant is responsible for having the utilities turned over in their name upon signing this Lease Agreement. Tenant may move into space upon Lease signing and Landlord receiving 1st month’s rent and security deposit.
