Components of Rent. Tenant agrees to pay the following amounts to Landlord at the office of the Building or at such other place as Landlord designates:
(i) Base rent ("Base Rent") to be paid in monthly installments in the amounts set forth in Item 4 of the Schedule, in advance on or before the first day of each month of the Term, without demand, except that Tenant shall pay the first month's Base Rent upon execution of this Lease.
(ii) Adjustment rent ("Adjustment Rent") in an amount equal to Tenant's Share of Expenses and Taxes for any calendar year. Prior to each calendar year, or as soon as reasonably possible, Landlord shall estimate and notify Tenant of the amount of Adjustment Rent due for such year, and Tenant shall pay Landlord one-twelfth of such estimate on the first day of each month during such year. Such estimate may be revised by Landlord whenever it obtains information relevant to making such estimate more accurate. After the end of each calendar year, Landlord shall deliver to Tenant a statement setting forth the actual Expenses and Taxes for such calendar year and a statement of the amount of Adjustment Rent that Tenant has paid and is payable for such year. Within thirty (30) days after receipt of such statement, Tenant shall pay to Landlord the amount of Adjustment Rent due for such calendar year minus any payments of estimated Adjustment Rent made by Tenant for such year. If Tenant's estimated payments of Adjustment Rent exceed the amount due Landlord for such calendar year, Landlord shall apply such excess as a credit against Tenant's other obligations under this Lease or promptly refund such excess to Tenant if the Term has already expired, provided Tenant is not then in default hereunder, in either case without interest to Tenant.
Components of Rent. Tenant hereby agrees to pay to Landlord as rent for the Leased Premises an amount hereinafter identified and defined as “Basic Annual Rent”. The aggregate of such rentals may be referred to hereinafter as “Rental”. The annual Rental shall be due and payable in Twelve (12) equal installments on the first day of each calendar month during the Lease Term. Tenant hereby agrees to pay the monthly Rental installments to Landlord as provided in the Basic Lease Provisions or at such other location as Landlord may designate from time to time, in advance without demand and without any deduction, abatement, counterclaim or set off. In the event of a partial month at the beginning or end of the Lease Term, the Rental and any other charges or costs, payable by Tenant shall be prorated on the basis of a thirty (30) day month. The partial month rent payment due at Lease signing is $N/A. Any portion of the monthly Rental installments not paid on, or before, the 10th day of each calendar month shall bear a delinquency charge equal to ten percent (10%) of the amount of the rental due and unpaid multiplied by the number of months or fraction thereof, during which time such rental amounts remain overdue. All Rental and other charges payable by Tenant pursuant to the terms of this Lease shall be payable without relief from valuation and appraisement laws, and with reasonable attorney’s fees and costs of collection.
Components of Rent. Tenant agrees to pay the following amounts to ------------------ Landlord at the office of the Building or at such other place as Landlord designates:
(i) Base rent ("Base Rent") to be paid in monthly installments in the amount set forth in Item 10 of the Schedule in advance on or before the first day of each month of the Term commencing with the Commencement Date, except that Tenant shall pay the Base Rent due and payable for the first partial month and the first full calendar month of the Term upon execution and delivery of this Lease by Tenant. Notwithstanding the foregoing, Landlord and Tenant hereby agree that during the first lease year, on account of Landlord's delivery of the Premises to Tenant in phases, as more particularly described in section 4(B) below, Tenant shall pay Base Rent as follows:
(a) Tenant shall pay Base Rent for the Phase I Space (hereinafter defined in section 4.A) at the MI rates and in the amounts set forth in Item 10 of the Schedule and as otherwise provided herein;
(b) Tenant shall pay Base Rent for the Phase 11 Space (hereinafter defined in section 4.A) in monthly installments of $4,342 per month ($0.50 per rentable square foot per month) beginning on the Commencement Date until the earlier of (i) the date Tenant takes occupancy of all or any portion of the Phase 11 Space, or (ii) December 31, 1999. Thereafter Tenant shall pay Base Rent for the Phase 11 Space at the full rates and in the amounts set forth in Item 10 of the Schedule and as otherwise provided herein; and
(c) Tenant shall pay Base Rent for the Phase III Space (hereinafter defined in section 4.A) in monthly installments of $13,816 per month ($0.50 per rentable square foot per month) beginning on the Commencement Date until the earlier of (i) the date Tenant takes occupancy of all or any portion of the Phase III Space, or (ii) June 30, 2000. Thereafter Tenant shall pay Base Rent for the entire Premises at the full rates and in the amounts set forth in Item 10 of the Schedule and as otherwise provided herein.
(ii) Adjustment rent ("Adjustment Rent") commencing on the first anniversary of the Commencement Date (i.e., September 1, 2000) in an amount equal to Tenant's Proportionate Share of (a) the increase in Expenses for any calendar year during the Term over the Base Expenses and (b) the increase in Taxes for any fiscal year or partial fiscal year during the Term over the Base Taxes. Components of Rent. Tenant agrees to pay the following amounts in lawful currency of the United States to Landlord at Landlord’s Address or at such other place as Landlord may designate from time to time without further notice, demand, deduction or setoff:
Components of Rent. Fair Market Value Rent for the Premises is comprised of two factors: a Residential Component based on an adjusted appraisal and a Productive Component based on the Gross Revenue derived from Commercial Activities.

The term “Rent” shall mean the Base Rent, Rent Adjustment, Tenant’s Forecast Additional Rent, Tenant’s Additional Rent, Tenant Service Charges, and any other amounts that Tenant assumes or agrees to pay to Landlord under the provisions of this Lease, including without limitation any and all sums that may become due by reason of any default of Tenant or any failure on Tenant’s part to comply with the agreements, terms, covenants and conditions of this Lease.
Components of Rent. Tenant hereby agrees to pay Landlord as rent for the Leased Premises an amount comprised of the components of rent hereinafter identified and defined as “Basic Rent” and “Additional Rent.” Basic Rent shall consist of monetary payments by Tenant to Landlord intended to provide Landlord with a reasonable rate of return on the market value of the Building and Real Estate. Additional Rent shall consist of monetary payments by Tenant to Landlord intended to provide Landlord with reimbursement of Landlord’s actual proportional expenditures for the real estate taxes, insurance premiums, utility costs, garbage/refuse removal, repair costs of the Leased Premises (excluding those costs to be borne solely by Landlord as provided in Section 5.01 below), security costs, mowing/landscaping costs, snow removal costs, and housekeeping costs relating to the Building and adjoining real estate upon which the Building is located, as set forth in Section 3.04(a)-(k) below.

(i) Base Rent (as provided in Section 1.K. above) shall be paid by Tenant in the amounts set forth in Section 1.K. above (subject to adjustment for any expansion options provided hereunder), in advance on or before the first day of each calendar month of the Term, without demand (prorated for any partial calendar month occurring during the Term).
