CONVEYANCE OF THE APARTMENT. The Developer, on receipt of Total Price of the Apartment as per Para 1.2 above and as mentioned in the PART - I of the FIFTH SCHEDULE below from the Allottees by the Developer, shall execute a conveyance deed and convey the title of the Apartment together with right to use proportionate indivisible share in the Common Areas (within three months from the date of Completion Certificate or such other certificate by whatever name called issued by the competent authority but within a maximum period of 3 (three) months from the Date of Completion Certificate) to the Allottees. In case, however, the Allottees fails to deposit the stamp duty and/or registration charges within the period mentioned in the notice, the Allottees authorizes the Developer to withhold registration of the conveyance deed in favour of the Allottees till payment of stamp duty and registration charges to the Developer is made by the Allottees.

CONVEYANCE OF THE APARTMENT. 10.1. The Promoter and the Owner, on receipt of Total Price of the Apartment, together with interest (if any) and all other Dues and deposits etc., from the Allottee, shall execute a conveyance deed and convey the title of the Apartment to the Allottee, within three (3) months from the date of issue of the completion certificate. The Allottee will be required to pay the entire stamp duty, registration charges and other taxes and charges as may be levied by the government or other authority from time to time and as applicable at the time of registration, as well as other related charges, as may be determined by the Promoter, in addition to all prior deposits /payments made by the Allottee(s). Such amount shall be deposited by the Allottee(s) within the period to be specified by the Promoter. However, in case the Allottee fails to deposit the stamp duty and/or registration charges and all other incidental and legal expenses, Dues, etc. so demanded within the period mentioned in the notice, the Allottee authorizes the Promoter to withhold registration of the conveyance deed and/or transfer of physical possession of the Apartment, in his/her/its favour till full and final settlement of all Dues and stamp duty and registration charges to the Promoter is made by the Allottee. Further, the Allottee hereby agrees and undertakes to indemnify the Promoter for any losses or claims arising from non-payment of such charges by the Allottee as specified hereinabove or failure by the Allottee to execute and/or register the conveyance deed.
CONVEYANCE OF THE APARTMENT. The Promoters, on receipt of Total Price as per Clause 1.2 and of all other dues and liabilities including stamp duty, registration charges and any other incidental charges or dues required to be paid for due execution and registration of the conveyance deed under the Agreement from the Allottee and upon execution of necessary documents including the indemnity bond, affidavits, etc. by the Allottee, shall along with the Confirming Parties, execute a conveyance deed and convey the title of the Apartment together with proportionate indivisible share in the Common Areas within 3 (three) months from the date of issuance of the occupancy certificate and the completion certificate, as the case may be, to the Allottee and/or the Association of Allottees, as the case may be. However, in case the Allottee fails to deposit the stamp duty and/or registration charges within the period mentioned in the notice, the Allottee authorizes the Promoters to withhold registration of the conveyance deed in favour of the Allottee till payment of stamp duty and registration charges to the Promoters is made by the Allottee. The Promoters shall notify the date(s) for the purpose of execution and registration of the conveyance deed in favour of the Allottee. The Allottee agrees and undertakes to make himself available and present before the competent registering authority for the said purpose on the date(s) communicated to him. In the event that the execution of the conveyance deed is delayed for any reason whatsoever, the Allottee shall alone be liable to pay any increase in stamp duty, registration charges and other like charges before the execution of the conveyance deed. In case the Allottee has taken any loan from any bank/ financial institution for the Apartment, the original transfer documents including the conveyance deed shall be directly handed over by the Promoters to the lending institution, if so required by them.
CONVEYANCE OF THE APARTMENT. On receipt of the complete amount of the Price of the Apartment from the Allottee, the Owner shall execute a conveyance deed along with the Promoter as the Confirming Party and convey the title of the Apartment together with proportionate, indivisible share in the Common Areas within 3 (three) months from the issuance of the Completion Certificate or Partial Completion Certificate, as the case may be. However, in case the Allottee fails to deposit the stamp duty and registration charges within the period mentioned in the notice, the Allottee authorizes the Promoter to withhold registration of the Conveyance Deed in his/her favour till payment the stamp duty and registration charges to the Promoter is made by the Allottee.

In case, however, the Allottees fails to deposit the stamp duty and/or registration charges within the period mentioned in the notice, the Allottees authorizes the Vendor-Cum- Developer to withhold registration of the conveyance deed in favour of the Allottees till payment of stamp duty and registration charges to the Vendor-Cum- Developer is made by the Allottees.

CONVEYANCE OF THE APARTMENT. The Promoters upon receipt of the Total Price of the Apartment under this Agreement together with stamp duty, registration charges and all other incidental and legal expenses from the Allottee shall execute a Conveyance and/or sale deed of the Apartment in favour of the Allottee in the format drafted by the Promoters’ advocate in consonance with this Agreement and convey the title of the Apartment together with proportionate indivisible share in the Common Areas & Installations within three months from the date of issuance of the Occupancy and/or Completion Certificate. Provided that in case the Allottee fails to deposit the stamp duty, registration charges and all other incidental and legal expenses etc so demanded within the period mentioned in the demand letter, the Allottee authorizes the Promoter to withhold registration of the conveyance deed in his/ her favour till full and final settlement of all dues and stamp duty and registration charges to the Promoters is made by the Allottee. The Allottee shall be solely responsible and liable for compliance of the provisions of Indian Stamp Act, 1989 including any actions taken or deficiencies/ penalties imposed by the competent authority(ies).
CONVEYANCE OF THE APARTMENT. On receipt of the entire amount of the Total Price mentioned in Schedule-M, the Promoter shall execute a conveyance deed and convey the title of the Apartment and the allotted car parking space together with proportionate indivisible share in the Phase Common Portions within 3 (three) months from the date of issuance of occupancy certificate or the completion certificate or the partial occupancy certificate or the partial completion certificate, as the case may be, to the Allottee. However, in case the Allottee fails to deposit the Stamp Duty, the Registration charges and all other incidental and legal expenses, etc. so demanded within the period mentioned in the demand letter, the Allottee authorizes the Promoter to withhold registration of the conveyance deed in his/her favour till payment of the Registration Charges and other applicable charges mentioned in Clause 7.2 to the Promoter is made by the Allottee. In the event the Common Portions have to be transferred by a separate deed, the Allottee shall bear and pay the pro-rata cost of Registrations Charges that will be required to be incurred for such deed.

In the event the Common Portions have to be transferred by a separate deed, the Allottee shall bear and pay the pro-rata cost of Registrations Charges that will be required to be incurred for such deed.
