Covenant of Title. The Board herein warrants that there are no existing restrictions which may deny Lessee the use and occupancy of said premises or restrict its use thereof. Xxxxxx is solely responsible for obtaining the required occupancy permit from the City of Milwaukee and any required approvals of the Board of Zoning Appeals.
Covenant of Title. Owner shall enable Manager to peaceably and quietly operate the business in accordance with the terms of this Management Agreement.

Landlord covenants that it has full right, power and authority to make this lease, and that Tenant upon payment of the rentals and performance of the covenants upon Tenant's part to be performed hereunder, shall and may peaceably and quietly have, hold and enjoy the premises and improvements thereon during the term or any renewal or extension hereof. The above referenced covenants shall apply only to the Tenant hereunder and shall not be assignable to any assignee or subtenant under this lease should Landlord permit such an event.

Grantor, at its own expense, does hereby and shall forever warrant and defend to the Trustee for the benefit of Beneficiary, and its or their successors and assigns forever, title to the Property as described in Section 1.2.5 and the lien and interest of the Trustee created by this Deed of Trust on and in the Property, and the first priority thereof, against all claims and demands of any and all persons whomsoever, and shall maintain and preserve such title and lien so long as the Mortgage Note, the Loan Agreement, this Deed of Trust, or any other Loan Document is outstanding and until such time as all sums secured hereby and thereby have been paid in full and all other Obligations have been duly performed; and

Covenant of Title. The Seller and the Shareholders, jointly and severally, for themselves and their successors, assigns, heirs, executors, administrators and distributees, covenant and agree to and with the Purchaser to warrant and defend against any person, firm, corporation or other entity the sale and transfer of good and marketable title to the Purchased Assets and property described herein and each and every part thereof sold, transferred, assigned and set over hereunder to the Purchaser and its successors and assigns, free and clear of any security interest, pledge, mortgage, judgment, lien (including, without limitation, environmental and tax liens), charge, adverse claim or restriction of any kind (collectively, an "Encumbrance"), other than this Agreement.
