DUTIES OF LANDLORD. Landlord shall, at its expense, provide the following:
DUTIES OF LANDLORD. Landlord shall keep the Common Areas and all major systems serving Property and/or the Common Areas in good working order and repair, normal wear and tear excepted. Upon receipt of written notice from Tenant, Landlord shall, within a reasonable time period thereafter, repair all defects in the Common Areas and those systems that are the responsibility of Landlord to maintain in good working order and repair. Landlord may change the size, use, shape, or nature of the Common Areas, so long as such change does not materially deprive Tenant of the use of Property. Landlord shall not be liable to Tenant for any damage caused by any of the above referenced systems or by water coming through or around the roof or any door, flashing, skylight, vent, window, or the like in or about Property, except if such damage is due to the gross negligence or willful misconduct of Landlord.

DUTIES OF LANDLORD. MNSCU shall provide light and heat to the Leased Premises, common areas and public access areas, including stairways, elevators, lobbies, and hallways. MNSCU shall furnish and provide, at its expense, the following utilities and services:
DUTIES OF LANDLORD. 12.1 The Landlord must, upon request from the Tenant, furnish the Tenant with a written receipt of all payments received by the Landlord from the Tenant.
12.2 Such receipt must be dated and clearly indicate the address, including the street number and further description, if necessary, of the property in respect of which payment is made and whether payment has been made for rental, arrears, deposit or otherwise, and to specify the period for which payment is made;
12.3 The Landlord must attach a copy of the House Rules as an annexure to this lease agreement.
DUTIES OF LANDLORD. Landlord shall repair and maintain the Common Area in a first class and clean condition and shall pay all costs and expenses of whatsoever nature necessary therefor, such obligation to include but not be limited to:
(a) Maintaining signs, landscaped areas, lighting standards and parking area surfaces (including stripe painting and the removal of standing water therefrom), and removing rubbish and other refuse and debris;
DUTIES OF LANDLORD. 13.1 The Landlord must, upon request from the Tenant, furnish the Tenant with a written receipt of all payments received by the Landlord from the Tenant.
DUTIES OF LANDLORD. During the initial term of this Lease and any extension thereof, Landlord shall:
(a) Manage, maintain and operate the Common Area an efficient, economical manner;
(b) Maintain the Common Area and every portion thereof in a good and clean condition, including but not limited to, maintenance of Shopping Center signs, parking area surface (including stripe painting and the removal of standing water, snow and ice therefrom), landscaped areas and the removal of
(c) Keep the Common Area well illuminated during those hours of darkness when Tenant is conducting its business on the Demised Premises;
(d) Provide at least the number of parking spaces as on Exhibit attached hereto and all events not less than that which required by applicable law;
(e) Pay all real and personal property taxes, levies and assessments applicable to the Common Area (subject to Landlord's right to protest same); and
(f) Pay all personal liability insurance to be provided by Landlord on the Common Area as hereinbelow provided.
DUTIES OF LANDLORD. During the term of this Lease and any extension thereof, Landlord shall:
(a) Manage, maintain and operate the Common Areas an efficient, economical manner consistent with the operation of first-class shopping centers;
(b) Maintain the Common Areas and every portion thereof in a good and clean condition, including but not limited to, maintenance of Shopping Center signs, landscaped areas, and parking area surface (including stripe painting and the removal of standing water, snow and ice therefrom), and the removal of rubbish and other refuse and debris;
(c) Comply with any and all laws, rules, regulations, ordinances and orders with respect to the Shopping Center and Common Areas, and the operation, maintenance, and repair thereof, including without limitation applicable building codes, zoning ordinances, and environmental laws; and
(d) Place Tenant's trade name (or the trade name of Tenant's assigns or subtenants) on any and all Shopping Center directories. Landlord shall not perform and shall not permit any other tenant or occupant of the Shopping Center to perform any acts or carry on any practices which would damage the Premises or be a nuisance or menace to the Tenant or which would interfere with the right of quiet enjoyment granted to the Tenant or to other tenants and occupants of the Shopping Center.
