Exercise Room. Landlord shall provide an allowance of $35,000 for Tenant's purchase of exercise equipment for use in the fitness center which Tenant intends to construct in the Centerpointe I Building. The foregoing equipment allowance shall be in addition to the Concession Fund. The fitness center shall otherwise be constructed by Tenant at Tenant's sole cost and expense.
Exercise Room. 1. Replace flooring and base with current specification.
2. Install wall-mounted, minimum 32" LED HDTV.
3. Replace wall vinyl including accent wall vinyl.
4. Install full-height, 1-1/2" wide corner guards to match the color tone of adjacent walls.
5. Replace existing mirrored wall with decorative mirror.
6. Install acrylic wall art.
7. Provide accessories: wall-mounted LED clock with temperature sensor, water cooler with cup dispenser, and optional scale.
8. Repaint door trim and frames.
9. Repaint window frames.
10. Install new roller shades at windows.
11. Replace or install interior graphics and signage.
Exercise Room. Landlord may, from time to time in its sole discretion, maintain an exercise room at the Premises (the "Exercise Room") for use by Tenant, its employees and authorized guests.
(a) Landlord shall have the right to relocate, eliminate or otherwise restrict the use of the Exercise Room by adopting rules and regulations for its use and/or by restricting the use of the Exercise Room to Tenants, their employees and authorized guests.
(b) Responsibility for proper use of the Exercise Room and the equipment located therein by Tenant, its employees and authorized guests shall be borne solely by the Tenant. Tenant agrees and acknowledges that Landlord shall provide no supervision of Tenant's, its employees' or authorized guests' use of the Exercise Room.
(c) All equipment which may be placed in the exercise room shall be kept in good operating condition by Landlord. In the event that Tenant becomes aware of any problem with the equipment or any other unsafe condition in the Exercise Room, Tenant shall immediately notify Landlord in writing of such condition.
(d) Prior to using the Exercise Room, Tenant and each of its employees and authorized guests shall sign and deliver to Landlord this release form, Exhibit H attached hereto and incorporated herein by this reference. It shall be Tenant's responsibility to obtain releases from its employees and/or authorized guests prior to their use of the Exercise Room, and Tenant shall indemnify, defend and hold Landlord harmless from and against any and all claims, rights, demands, liabilities, actions, causes of action, costs and expenses (including attorneys' fees), which may arise as a result of or in connection with the use of the Exercise Room by Tenant, its employees or authorized guests, whether or not such persons have executed proper releases prior to using the Exercise Room.
Exercise Room. 1. Replace carpet, padding and base due to condition.
2. Provide wall-mounted 42” LCD TV with remote control unit.
Exercise Room. In the event that Landlord would build a common area exercise room in the Building, Tenant’s employees shall have access to such an area.
Exercise Room. Exercise Room to a minimum of 650 square feet to include additional equipment (all equipment must meet brand standard requirements). This may require requires eliminating pool, meeting room, or custom solution. Plans must be submitted to Marriott International for approval prior to beginning work. This item must be completed by December 31, 2024.
Exercise Room. The Landlord has agreed to make the necessary arrangements with the owner of the Xxxxxxxxx Xxxxxxxx, Xxxxx 0 to expand the existing exercise facility to include (a) a women’s dressing room with at least three shower stalls, a dressing area and lockers; and (b) a separate men’s dressing room area with two shower stalls and lockers. This facility will be expanded to include approximately 1400 square feet in total, of which approximately 800 square feet will be open exercise area. Xx. Xxxxxx Xxxxx, M.D., President Xx. Exercise Room. An exercise room is available on the second floor. Students are asked to use caution when using provided exercise machines. Free weights over 10 lbs. may not be used in this space. Weekly trips are made to a local workout facility for more extensive workouts that are free to all Xxxxxxx Arts High School students.
