Extermination Services. A&M SYSTEM will provide extermination services to the Premises at intervals determined by A&M SYSTEM. If TENANT desires additional services, A&M SYSTEM will provide the services upon TENANT’s request at TENANT’s sole cost.
Extermination Services. LANDLORD, at LANDLORD’s sole cost, will provide extermination services to the Premises at intervals specified by LANDLORD in writing to A&M SYSTEM. Extermination Services. Tenant at its sole cost and expense shall maintain such extermination services as are necessary to keep the Demised Premises free of pests and vermin at all times. Landlord shall enforce this provision on the other tenants in the buildings. In the event that Tenant determines in its reasonable judgment that the Demised Premises is subject to the infestation of pests and/or vermin, which infestation is the result of any other tenant’s occupancy of spaced located in the Building, Landlord shall be responsible at its sole cost and expense to remediate such infestation.

In the event the Port Authority shall provide extermination service for the enclosed areas of the Premises, the Lessee agrees to utilize the same and to pay the cost thereof, upon demand. This paragraph does not impose any obligation on the Port Authority to furnish such service.

Tenant shall keep the Premises free from infestation from vermin and other pests, and shall conduct its operations in a manner conducive to such result, and Tenant shall, at its sole cost and expense, cause the Premises to be exterminated, on a frequent and regular basis and as often as necessary but in no event less than twice during each calendar month. In furtherance of the foregoing, Tenant, at its sole cost and expense, shall maintain an extermination contract with an exterminator approved by Landlord, which approval shall not be unreasonably withheld, in full force and effect (a copy of which contract shall be delivered to Landlord). Tenant's failure to promptly remedy and cure any unclean or unsanitary condition after notice from Landlord shall constitute a breach of a material obligation by Tenant of this Lease, and Landlord shall have the right, but not the obligation, upon notice to Tenant to perform at the expense of Tenant whatever extermination or other work it deems necessary in order to cure or remedy such condition.
