Fixtures and Appliances. With the exception of the exclusion items listed below, the Parties agree that all fixtures located on or in the Property, including but not limited to windows, screens, shades, blinds, heating systems, HVAC components, air conditioners, pumps, electrical fixtures, and any other equipment or furniture that is fixed in position, shall be included in the sale of the Property. Fixtures and Appliances. Lessee accepts the premises, and agrees that the fixtures, equipment and appliances are in good condition and repair on the date of Lessee’s first occupancy and agrees to pay all costs caused by Lessee’s neglect or damage, to keep said premises and all fixtures, equipment and appliances furnished in good working order, and in good clean condition, may place drapery and curtain rods and fixtures used therewith at Lessee expense; to make no alteration; to commit no waste; to obey all laws and regulations affecting said premises; to replace all glass, broken or cracked; to repay Lessor for the cost of repairs made necessary by the negligent or careless use of appliances on said premises; and to surrender the premises at the termination in as good condition as when first occupied, reasonable wear and damage by the elements excepted. Lessee may redecorate premises only after securing written permission of Lessor. Lessor agrees to provide one air conditioner per apartment, at the Lessee’s request, as available, for an additional charge to be paid at the same terms as the rent payment. Lessor is responsible for installation of the air conditioner. All units will be installed approximately the beginning of May and will be removed approximately late September.
Fixtures and Appliances. Landlord shall under this lease provide the following fixtures and appliances: stove with range, refrigerator, furnace or radiators, hot water heater, washer, and dryer. Most units also have dishwashers. Xxxxxxxx will be responsible for all repairs during the first 30 days after the move-in inspection. For the remainder of the lease, the Tenant is responsible for the first $100 of each appliance repair. Except in an Emergency (safety issue requiring immediate remedy), the HM must contact Landlord for any repairs, otherwise the HM is entirely responsible for the cost of the repair. Any repair determined by CP to be due to the fault or negligence of the Tenant will be the full responsibility of the Tenant regardless of date of the damage.

Fixtures and Appliances. 5.1. Program support is only available to cover ENERGY STAR rated appliances, which replace existing non-ENERGY STAR rated appliances. Existing appliances must be disposed of properly and may not remain in use.
5.2. If a water heater is to be replaced: Electric water heaters shall have a Energy Factor (EF) of at least .93 Gas water heaters shall have an EF of at least .61
5.3. New lighting fixtures shall be ENERGY STAR rated. Bulbs will be ENERGY STAR rated and will include fluorescent bulbs or light emitting diode (LED) bulbs.
5.4. Solar PV shall be installed only after a 15 percent energy saving retrofit is performed.
Fixtures and Appliances. All property that integrally belongs to or is part of the Real Estate, whether attached or detached, such as light fixtures, shades, rods, blinds, awnings, windows, storm doors, screens, plumbing fixtures, water heaters, water softeners, automatic heating equipment, air conditioning equipment, wall to wall carpeting, built-in items and electrical service cable, outside television towers and antenna, fencing, gates, landscaping, refrigerator, stove, microwave, dishwasher, washer, dryer, sterling water softener system, window treatments, custom made rugs in living room, solar panel system, Generac backup generator, playground equipment, concrete pile behind building, and any item present on the day of final settlement/closing shall be considered a part of the Real Estate and included in the sale. Items NOT considered to be a part of the Real Estate and NOT included in the sale are two (2) lead glass pieces from kitchen, select boulder rocks, landscape river rock, pallet boxes and equipment marked “NOT FOR SALE- WILL BE REMOVED” in one of the outbuildings, and all personal property and equipment of Seller.
Fixtures and Appliances. All systems, fixtures, appliances, landscaping now on the property shall remain and be a part of this transaction.
