Good repair of interior. To keep all the interior of the Premises, the flooring and interior plaster or other finishing material or rendering to walls floors and ceilings, and the Landlord’s fixtures and additions including the central air-conditioning unit, doors, window, fan coil units, air ductings, electrical installation wiring piping and fittings for light, power and water in good clean, tenantable and proper repair and condition and properly preserved and painted as may be appropriate when from time to time required and to so maintain the same throughout the Term at the expense of the Tenant and deliver up the same to the Landlord at the expiration or sooner determination of the Term in such repair and the like condition (fair wear and tear excepted) PROVIDED that the Tenant shall reimburse to the Landlord the cost of repairing or replacing any air-conditioning units or other part of the air-conditioning apparatus or installation within the Premises which is damaged or rendered defective due to the act or neglect of the Tenant. To ensure at all times that all fire alarms, fire fighting equipment, roller shutters and other equipment for security purposes provided by the Landlord are not disrupted, interrupted, damaged or caused to be defective through the act, default or neglect of the Tenant, his servants, agents, licensees or customers. The Tenant may not under any circumstances cover up any hose-reel, break-glass unit or alarm xxxx.
Good repair of interior. With the exception of maintenance required as a result of inherent defects of a structural nature, the Tenant shall keep all the interior of the Premises including the raised flooring and cables and wirings installed thereunder, interior plaster or other finishing material or rendering to walls, floors and ceilings of the Premises and the Landlord's fixtures and fittings therein and all additions thereto including all doors, windows, window frames, electrical installations and wiring, light fittings, fire alarm and fire-fighting installations and all cables, conduits, sanitary and water apparatus comprised in and used solely for the benefit of the Premises (hereinafter collectively called the Landlord's Fixtures and Installations) and all other fixtures fittings and additions in or at the Premises in good, clean, substantial and proper repair and condition and properly preserved and painted as may be appropriate and when from time to time required by the Landlord or any relevant Government authority and so maintain the same at the expense of the Tenant and deliver up the same to the Landlord at the expiration or sooner determination of the Term in like condition, fair wear and tear excepted.
Good repair of interior. To keep all the interior of the Premises including the flooring and interior plaster or other finishing material or rendering to walls floors and ceilings and the Landlord's fixtures and fittings therein and all additions (whether of the Landlord or the Tenant) thereto including all doors windows electrical installations and wiring light fittings suspended ceilings fire fighting apparatus and air-conditioning plant and ducting in good clean tenantable substantial and proper repair and condition and as may be appropriate from time to time properly painted and decorated and so to maintain the same at the expense of the Tenant, and to deliver up the same to the Landlord at the expiration or sooner determination of the said term in like condition and without prejudice to the generality of the foregoing during the last year of the term hereby reserved to repaint and decorate the interior of the Premises.
Good repair of interior. 13.1 To keep and maintain throughout the Term at the expense of the Tenant all the interior of the Premises, including the flooring and interior plaster or other finishing material to walls, floors and ceilings, and the Landlord’s fixtures, and additions within the Premises and/or exclusively serving the Premises including the building services, doors, window, air-conditioning units, air ductings, electrical installation, wiring, piping, water and sanitary apparatus and facilities and fittings for light, power and water, all fire alarms, fire-fighting equipment, roller shutters and other equipment for security purpose, in good clean, tenantable and proper repair and condition and properly preserved (fair wear and tear excepted) to the satisfaction of the Landlord and to make good all damage thereto at the expenses of the Tenant.
13.2 The Tenant shall be responsible for and shall pay to the Landlord the costs incurred in cleaning and clearing the pipes, drains, ducts, sanitary or plumbing apparatus of the Building becoming choked or stopped up and the replacement of damaged or broken glass panels or windows caused by any act, omission, negligence or default of the Tenant or Tenant’ s Agents.
Good repair of interior. To keep all the interior of the Premises including the flooring and interior plaster or other finishing material or rendering to walls floors and ceilings and the Landlord’s fixtures and fittings therein and all additions (whether of the Landlord or the Tenant) thereto including but not limited to all doors windows electrical installations and wiring light fittings and fire fighting apparatus in good clean tenantable substantial and proper repair and condition and as may be appropriate from time to time properly painted and decorated and so to maintain the same at the expense of the Tenant and to deliver up the same to the Landlord at the expiration or sooner determination of the Term in like condition.
Good repair of interior. Save and except for fair wear and tear to keep all the interior non-structural parts of the Premises including the flooring and interior plaster or other finishing material or rendering to walls floors and ceilings and the shopfront signs (interior and exterior) (if any) external grilles or shutters to the Premises and the Landlord’s fixtures and fittings therein and all additions (whether of the Landlord or the Tenant) thereto including (without limitation and wherever the same shall be installed in or upon the Premises) all escalators doors windows electrical installations and wiring light fittings suspended ceiling fire fighting apparatus and air-conditioning plant and ducting exhaust ducts and carbon filters and all pipes plumbing and drainage facilities and all painting papering and decoration thereof in good clean tenantable substantial and proper repair and condition and as may be appropriate from time to time properly painted and decorated cleansed cleared or replaced and so to maintain the same at the expense of the Tenant and to deliver up the same and all fittings fixtures and additions therein and thereto other than tenant’s fixtures and fittings to the Landlord at the expiration or sooner determination of the said term (fair wear and tear excepted) in like condition and without prejudice to the generality of the foregoing and during the last year of the said term if reasonably required by the Landlord to repaint and decorate the interior of the Premises.

To keep all the non-structural and non-concealed parts of the interior of the Premises including the flooring and interior plaster or other finishing material or rendering to walls floors and ceilings and the Landlord’s fixtures and fittings therein and all additions (whether of the Landlord or the Tenant) thereto and all doors, window, piping and electrical installations in substantially good clean and tenantable repair and condition (fair wear and tear and structural and inherent defects and damage and destruction arising from any causes not caused by the act of the Tenant excepted) and to maintain the same at the expense of the Tenant throughout the Term.

To keep all the interior of the Premises, the flooring and interior plaster or other finishing material or rendering to walls floors and ceilings, and the Landlord’s fixtures and additions including the central air-conditioning unit, doors, window, fan coil units, air ductings, electrical installation wiring piping and fittings for light, power and water in good clean, tenantable and proper repair and condition and properly preserved and painted as may be appropriate when from time to time required and to so maintain the same throughout the Term at the expense of the Tenant and deliver up the same to the Landlord at the expiration or sooner determination of the Term in such repair and the like condition (fair wear and tear excepted) PROVIDED that the Tenant shall reimburse to the Landlord the cost of repairing or replacing any air-conditioning units or other part of the air-conditioning apparatus or installation within the Premises which is damaged or rendered defective due to the act or neglect of the Tenant.
Good repair of interior. (i) To keep all the interior of the Premises including the flooring and interior plaster or other finishing material or rendering to walls floors and ceilings of the Premises and the Landlord’s fixtures and fittings therein and all additions (whether of the Landlord or the Tenant) thereto including all doors, windows, mechanical and electrical installations and wiring light fittings, suspended ceilings, fire fighting apparatus and ducting in good clean tenantable substantial and proper repair and condition and as may be appropriate from time to time properly painted and decorated and so to maintain the same throughout the term of the tenancy, in each case at the expense of the Tenant.
Good repair of interior. To keep all the interior of the said premises including the flooring and interior plaster or other finishes or rendering to walls floors and ceilings and the Landlord’s fixtures therein and all additions thereto and including all doors windows electrical and gas and plumbing installations and wiring and piping in good clean and tenantable repair and condition and properly preserved and painted and so to maintain the same throughout the said term at the expense of the Tenant and to the satisfaction of the Landlord, and subject to Clause 24 of Section III to deliver up the same to the Landlord at the expiration or sooner determination of the said term in like condition.
