Lease and Premises. A. Lessor hereby demises and leases to Lessee and Lessee hereby leases from Lessor that certain premises situate in Montgomery Township, Montgomerx Xxxxxx, Pennsylvanix, xxxxx xnd numbered Lot No. 16, Montgomeryville Inxxxxxxxx Xxxxxx, xxxxxx x xxxx xxxxxx address of 130 Corporate Drive, Montgomerxxxxxx, XX 00000 xxxxxxxx xxxx xxx xxxxxxxx ("Building") containing approximately 17,500 sq. ft., more or less, and improvements constructed thereon, such ground, Building and improvements being hereinafter collectively called the "Premises."
B. Lessee acknowledges that it has inspected the Premises and leases the same (other than Lessor's Work {as hereinafter defined} and Lessee's Work {as hereinafter defined}) in the condition existing on the Effective Date. Notwithstanding anything set forth herein to the contrary, prior to the Lease Commencement Date (as hereinafter defined), Lessor shall construct, at Lessor's cost and expense, the office improvements as set forth in Exhibit "A" attached hereto and made part hereof, in accordance with Lessor's standard office specifications ("Lessor's Work"). Additionally, prior to the Lease Commencement Date, Lessor shall construct, at Lessee's expense, the improvements set forth in Exhibit "B" attached hereto and made part hereof ("Lessee's Work"). Within ten (10) days after rendition of an invoice (and as a condition precedent to commencement of Lessee's Work), Lessee shall pay to Lessor a sum equal to twenty percent (20%) of the estimated price of Lessee's Work. Upon completion of Lessee's Work by Lessor, Lessee shall pay the remaining balance of the price of Lessee's Work to Lessor within ten (10) days of final invoicing therefor.
C. The Premises shall be occupied and used for office, warehouse and manufacturing, in accordance with applicable laws, ordinances and regulations. Under no circumstances whatsoever may the Premises be used in whole or in part for personal, family, residential or household purposes.
Lease and Premises. Landlord leases to Tenant, and Tenant hires from Landlord, certain premises (the "Premises") described in, and consisting of the stipulated rentable area shown in, Item 3 of the Basic Lease Provisions within a building (the "Building") described in Item 4 of the Basic Lease Provisions. The location of the Building and Premises are shown on the site plan attached hereto as Exhibit A and incorporated herein. The "Project" shall refer to the land shown on the site plan (the "Land") together with such additions and deletions to the Land as Landlord may from time to time designate, plus all buildings and improvements located thereon. Landlord and Tenant hereby agree that the rentable square footage of the Premises set forth in Item 3 of the Basic Lease Provisions shall be conclusive and binding on the parties. 1.2.
Lease and Premises. Landlord owns property which is primarily leased for purposes of livestock grazing. Landlord wishes to lease premise to Hunter for the purpose of hunting only. Landlord, in consideration of the rents and agreements herein to be performed by Hunters, leases to Hunters, and Hunters hereby lease from Landlord, all that certain lot, tract, or parcel of land situated in Xxxxxx County, Texas, north side of the lake at Lake Kickapoo, said tract being known as Lake Kickapoo South Grazing Lease (“Leased Premises”) and more particularly described as follows: (South) All City land on the South Side of Lake Kickapoo between the high-water xxxx, elevation 1045, and the City property line in the following tracts:

Landlord leases to Tenant (defined below), and Tenant hires from Landlord, certain premises (the “Premises”) described in Item 4 of the Basic Lease Provisions, including, without limitation, the industrial warehouse building (the “Building”) located at the address described in Item 5 of the Basic Lease Provisions, all as more particularly shown on Exhibit “A” attached hereto. Landlord and Tenant hereby agree that the RSF of the Premises set forth in Item 4 of the Basic Lease Provisions shall be conclusive and binding on the parties. As used herein, “Tenant” shall mean Original Tenant and any assignee of all of Original Tenant’s right title and interest under this Lease.
Lease and Premises. 1.1 The Lessor agrees to lease certain premises (see Article 1.2 in this Lease, hereinafter referred to as the “Premises”) to the Lessee within the term of lease as provided in this Lease, and the Lessee agrees to lease the Premises and pay the rent to the Lessor as required by this Lease.
1.2 The Premises under this Lease is located at Rxxx 00, Xxxxx 0, Xxxxxx Xxxxxxxx, (Xxxxxxxx 3, Jingui Garden) Nx. 000 Xxxxxx Xxxx, Xxxxxxxx Xxxx with a floor area of 123.33 square meters. The owner of the Premises is the Lessor, namely Jxxxx Xxxx. The Lessor has the ownership of the Premises (the property right certificate number of the Premises is FQZ ZI No. 08004888).

Landlord hereby leases and demises to Tenant and Tenant hereby leases from Landlord that portion of the building commonly known as 0000 Xxxx Xxxxxx, Xxxx Xxxxxxxxx, Xxxxxxx 00000 ("Building") shown and designated on the attached floor plan that is made a part hereof as Exhibit "A" ("Premises") being a portion of the Building defined as Suites A, B and C, together with the nonexclusive right to use the common facilities which Landlord may from time to time provide for tenants in the Building containing the Premises ("Common Facilities" or "Common Areas"). The total square footage to be leased to Tenant is approximately 50,730 square feet.

B. Lessee acknowledges that it has inspected the Premises and leases the same in the condition existing on the date of execution hereof. Notwithstanding anything set forth to the contrary, prior to the Lease Commencement Date (as hereinafter defined), Lessor shall commence to install of the improvements to the Premises shown on Exhibit "A" attached hereto and made part hereof and shall substantially complete the office portion of such improvements and a portion to be agreed upon by the parties, having not less than 1,000 square feet, so as to permit Lessee's occupancy thereof, together with the loading dock of the Premises, on or before July 6, 1996. The balance of the improvements shown on Exhibit "A" shall be completed as soon as reasonably possible thereafter, but in no case later than August 31, 1996. The improvements shown on Exhibit "A" shall be constructed in accordance with Lessor's standard specifications.
C. The Premises shall be occupied and used for office, warehouse and light manufacturing, in accordance with applicable laws, ordinances and regulations.
