Office Portion definition

Office Portion means that portion of the Building, as the same may be altered, reduced, expanded or replaced from time to time which is leased or leaseable for general office and/or laboratory, as opposed to retail, use.
Office Portion means the entire Building other than the portion thereof located on the first three (3) floors of the Building and leased or available for lease from time to time as a retail department store or for any other retail purposes (collectively, the "Department Store," and presently comprising approximately 435,000 rentable square feet of space in the Building). The term "Pocket Space" shall refer to the portion or portions of space located within and comprising a part of the Premises, the total area of which equals approximately ten thousand (10,000) rentable square feet. The term "Health Club Space" shall refer to the portion of space located within and comprising a part of the Premises and depicted on Exhibit "A-6" attached hereto, the total area of which equals approximately three thousand eight hundred ninety-two (3,892) rentable square feet. The ten thousand (10,000) rentable square feet of Pocket Space and the three thousand eight hundred ninety-two (3,892) rentable square feet of the Health Club Space are included within the two hundred twenty-one thousand seven hundred (221,700) square feet of the Premises. In consideration thereof, Landlord and Tenant covenant and agree as follows:
Office Portion means the percentage of the gross leasable area of the Building that is leased or held for lease as office space, which Landlord and Tenant stipulate and agree for purposes of Sections 2.02(c)(viii) and (ix) above shall be deemed to be ninety-five percent (95%).

More Definitions of Office Portion

Office Portion means that portion of the Building consisting of approximately 386,375 rentable square feet of office, retail and accessory space.
Office Portion means that portion of the Building as designated by the Landlord from time to time as office areas.
Office Portion means that portion of the Building located above the ground floor of the Building to be leased for office purposes.
Office Portion means any space other than space specifically designated in an applicable lease and/or zoned for retail use.

Office Portion. That portion of the Building located at and above the ground floor of the Building which is programmed for and serving office uses (i.e. excluding the Parking Garage and the Laboratory Portion and Retail Portion).

  • Allocable Portion for purposes of this Plan, means (1) if there is one Distributor, all Earned Distribution and Earned Servicing Fees; or (2) if there are two or more Distributors, the portion of the Earned Distribution Fee and Earned Servicing Fee allocated to a Distributor in accordance with any allocation procedures to which each Distributor shall agree and which accurately allocates the Earned Distribution and Earned Servicing Fees among all Distributors in proportion to the outstanding New Class X Shares attributable to their respective efforts.

  • Active portion means that portion of a facility where treatment, storage, or disposal operations are being or have been conducted after May 19, 1980, and which is not a closed portion. (See also “closed portion” and “inactive portion.”)

  • Trauma Center or "designated trauma center" means a licensed hospital, accredited by the Joint Commission on Accreditation of Healthcare Organizations, which has been designated as a Level I, II, III, or IV trauma center and/or Level I or II pediatric trauma center by the local EMS agency, in accordance with California Trauma Care System Regulations.

  • Lot Frontage means lot frontage as defined in Town's Zoning By-law No. 1136 (1987), as amended, or any successor thereto.

  • Residential Floor Area means all of the square footage of living area within the perimeter of a residential structure, not including any carport, walkway, garage, overhang, patio, enclosed patio, or similar area. The determination of Residential Floor Area shall be made by reference to the building permit(s) issued for such Assessor’s Parcel.

  • Lot Line, Front means, in the case of an interior lot, the line dividing the lot from the street. In the case of a corner lot, the shorter lot line abutting a street shall be deemed the front lot line. In the case of a corner lot where the length of the lot lines abutting a street are equivalent or there are three abutting streets the front lot line shall be deemed to be the lot line where the face of the building intended to be the front is located. In the case of a through lot, only one of the lot lines abutting a street shall be deemed to be the front lot line.

  • Apartment shall have the meaning ascribed to it in Recital H;

  • Initial Operation means the first integral operation of the complete equipment covered under the Contract with the sub-system and supporting equipment in service or available for service.

  • Birth center means a facility or institution, which is not an ambulatory surgical center or a hospital or in a hospital, in which births are planned to occur following a normal, uncomplicated, low-risk pregnancy.

  • PAV means Pressurized Aging Vessel.

  • Gateway means the BT electronic gateway, used for all ordering or fault reporting as described in the relevant section of the Handbook;

  • Square feet or "square foot" as used in this Lease includes the area contained within the leased premises together with a common area percentage factor of the leased premises proportionate to the total building area.

  • Square Footage means the total gross horizontal areas of all floors, including usable basement and cellars, below the roof and within the outer surface of the main walls of buildings (or the center lines of party walls separating such buildings or portions thereof) or within lines drawn parallel to and two feet within the roof line of any building or portion thereof without walls (which includes, notwithstanding paragraph 3 below, the square footage of all porches), and including pedestrian access walkways or corridors, but excluding the following:

  • Shoreline means the upper reaches of the wash of the waves, other than storm and seismic waves, at high tide during the season of the year in which the highest wash of the waves occurs, usually evidenced by the edge of vegetation growth, or the upper limit of debris left by the wash of the waves.
