Legionella Risk Assessment. On introducing a tenant who is acceptable to you and who completes a Tenancy Agreement, our commission will be charged as follows: • An arrangement fee of £300 including VAT • A monthly charge of 10% of the rent payable plus VAT at 20%. Based on a monthly rent of £750 our monthly commission would be £75.00 + VAT at 20% being a total of £90.00. Should the rent agreed be higher or lower than this our commission fee will be correspondingly higher or lower. • If you, as Landlord, retract your agreement to let your property to applicants who have been deemed suitable by an independent referencing company, you will be responsible for £50 per reference carried out and any other costs incurred by us, the agent, prior to retraction. • If you wish to renew the Tenancy Agreement to the same Tenant we will prepare and execute the new agreement at no additional cost provided that we continue to manage your property. Unfurnished/Furnished Tenancy Agreement and Charges We will ensure that an appropriate tenancy agreement, counterpart agreement and notices will be entered into by or on behalf of the Landlord and Tenant. Landlords instructing their own solicitors to prepare an agreement must be responsible for their lawyer’s fees. Security Deposit When we are engaged to manage the property on your behalf, we will pass the tenant’s deposit on to the government approved Deposit Protection Scheme (DPS) within the required time frame. At the end of the tenancy, once damages have been agreed and copies of all receipted final invoices have been checked, we will notify the DPS that deductions have been agreed and request that they return the balance of the deposit to the tenant.
