LESSOR'S RESERVATIONS. Lessor reserves the right without liability to Lessee: (a) to inspect the Premises, and to show them to prospective Lessees, partners or lenders and if they are vacated, to prepare them for re-occupancy; (b) to retain at all times and to use in appropriate instances keys to doors within and into the Premises; (c) to make repairs, alterations, additions or improvements, whether structural or otherwise, in or about the building, and for such purposes to enter upon the Premises and during the continuance of any work, to close common areas and to interrupt or temporarily suspend building services and facilities, all without affecting any of Lessee's obligations hereunder, so long as the Premises are reasonably accessible; and (d) generally to perform any act relating to the safety, protection and preservation of the Premises or building.

LESSOR'S RESERVATIONS. Lessor reserves the right without liability to Lessee: (a) at reasonable times and with notice that is reasonable under the circumstances (except in the case of an emergency when no notice is required) to inspect the Premises, and to show them to prospective Lessees within the last twelve (12) months of the Lease Term or earlier termination thereof, partners or lenders and if they are vacated, to prepare them for re-occupancy; (b) to retain at all times and to use in appropriate instances keys to doors within and into the Premises; (c) to make repairs, alterations, additions or improvements, whether structural or otherwise, in or about the building, and for such purposes to enter upon the Premises and during the continuance of any work, to close common areas and to interrupt or temporarily suspend building services and facilities, all without affecting any of Lessee's obligations hereunder, so long as the Premises are reasonably accessible; and (d) generally to perform any act relating to the safety, protection and preservation of the Premises or building.
LESSOR'S RESERVATIONS. Lessee shall have the right at Lessee's expense to install security systems within the Premises to protect its administrative and technical areas, to which access shall be limited to Lessee's authorized employees. Lessor reserves the right without liability to Lessee (except in the event of Lessor's gross negligence or intentional misconduct) after not less than 24 hours' prior notice to Lessee, in a manner not to materially interfere with Lessee's conduct of its business at the Premises: (a) to inspect the Premises, and to show them to prospective lessees, partners or lenders; (b) to retain at all times and to use in appropriate instances keys to doors within and into the Premises; (c) to make repairs, alterations, additions or improvements, whether structural or otherwise, in or about the Building, and for such purposes to enter upon the Premises and during the continuance of any work, to close the Common Areas and to interrupt or temporarily suspend Building services and facilities, all without affecting any of Lessee's obligations hereunder, so long as the Premises are reasonably accessible and usable for Lessee's conduct of its business; and (d) generally to perform any act relating to the safety, protection and preservation of the Premises or the Building. Notwithstanding the above, Lessor agrees that (except in the case of emergencies) Lessor and its representatives shall have no right to enter the secured technical and/or administrative areas within the Premises unless accompanied by a representative of Lessee; and Lessee agrees to indemnify and hold Lessor harmless from any cost, liability or expense resulting from this restriction, including any increase to insurance premiums, and, unless Lessee provides its representative to accompany Lessor or waives such requirement, Lessee waives any requirement for Lessor to maintain or repair any portion of the Premises from which Lessor is excluded pursuant to this sentence.

LESSOR'S RESERVATIONS. Lessor reserves to itself the right, --------------------- from time to time, to grant such easements, rights and dedications that Lessor deems necessary or desirable, and to cause the recordation of Parcel Maps and restrictions, so long as such easements, rights, dedications, Maps and restrictions do not unreasonably interfere with the use of the Premises by Lessee. Lessee shall sign any of the aforementioned documents upon request of Lessor and failure to do so shall constitute a material default to this Lease by Lessee without the need for further notice to Lessee.
LESSOR'S RESERVATIONS. 1. The lessor reserves the right to restrict the use of its name in any fashion. Toward that end, the lessor will permit the lessee to use the lessors name and address for the purpose of identifying the location where the scheduled event is to be conducted and for no other purpose. In the event that the scheduled event is of a commercial nature, the lessee has no authority to imply that the Charlestown Fire Company, Inc., supports, approves or endorses the commercial nature, business, products, services or event in any way.

LESSOR'S RESERVATIONS. Lessor reserves the right without liability to Lessee and with 24 hours prior notice to Lessee (except in the case of emergency): (a) to inspect the Premises during weekends and between June 30th and August 14th of each year, to show them to prospective tenants, and if they are vacated, to prepare them for re-occupancy; (b) to retain at all times and to use in appropriate instances keys to doors into the Premises (but not keys to designated secured areas); (c) to make any repairs, alterations, additions or improvements, whether structural or otherwise, in or about the Building which are the responsibility of Lessor under this Lease, and for such purposes to enter upon the Premises and during the continuance of any work so long as during all such times Xxxxxx's operations are not interfered with; and (d) generally to perform any act relating to the safety, protection and preservation of the Premises or the Building. Lessor shall not enter into any covenants or other agreements, nor alter or make any changes, modifications, alterations or improvements to the Premises or Common Areas that materially interfere with Xxxxxx's use of the Premises.
