Liability for Cleanup Expenses. In addition to Tenant’s other obligations and liabilities under the Ground Lease, Tenant shall be liable for all costs and expenses incurred by the City to remove or destroy the Building or any personal property required to be removed under Section 8.1; or to dispose of the Building or any personal property abandoned under Section 8.2; and, if Tenant fails to leave the Leased Premises and surrendered property in clean and leasable condition, to put the Leased Premises in that condition.

Liability for Cleanup Expenses. Lessee shall be liable for all costs and expenses incurred by Lessor to remove or destroy abandoned property and Improvements not allowed by Xxxxxx in writing to be left on the Leased Premises, and for the removal of trash or other debris left thereon. In addition, nothing in this Lease shall relieve Lessee of any obligation or liability for removal of hazardous substances (including wastes) or inappropriate fill material placed on the Leased Premises during the term of the Lease, regardless of when such hazardous substance (including waste) or inappropriate fill material is discovered.
