Sites near to the harbour which span across the Harbourfront, including Sites 4 and 6, would be occupied by buildings of small footprints to avoid creating an impermeable “wall” along the harbourfront and hindering air ventilation. Major refinement include limiting the heights of the landscaped deck and building developments at Site 1 to +25mPD (5 m lower than the IFC Podium), and the height reduction of the iconic building at Site 2 to +60mPD. The refined building cluster at Site 1 and 2 form a cascading building profile complemented by the height and disposition of Site 3 developments to maintain breezeways, view corridors and air ventilation corridors to and from the harbour. The disposition of buildings, open space, public realm and pedestrian network is arranged to allow view corridors to preserve views to and from the harbour, the ridgelines, major landmark buildings and buildings free zones. A degree of visual permeability is achieved through ground level “transparency”, well-defined entrances and integration of visual landmarks. Building lines would also help to define and direct view corridors. A series of open space corridors and linked open spaces are adhered to in order to achieve north-south view lines for a more permeable waterfront. The visual softening is proposed to mitigate any interference to these visual corridors. These are highlighted by the use of screening by xxxx xxxxx such as tree alignments and structures. The ground level finishes are used to enhance visual interest to open spaces.

  • Drainage Systems (1) Clear culvert inlets, outlets, and sediment catching basins.

  • Irrigation The City shall provide water to the Premises for the purpose of irrigating the facility. The City specifically reserves the right to restrict water usage under this Agreement if water restrictions are placed on other water users within the City. Prior to the start of the season, City will provide charge up and run through the automatic irrigation systems to check for proper operation. City will provide Lessee with a radio for remote operation of the irrigation system, which Lessee shall use for the day to day maintenance, repair, and monitoring of the irrigation system. If the radio is lost, stolen, broken, or is rendered unusable, Lessee shall pay $1500 for the replacement radio. City is responsible for the maintenance and repair of the following irrigation elements, to the extent applicable: curb stops, backflow prevention devices, backflow enclosures, main line pipings, electric control valves, and controllers. Lessee shall notify Parks Division Water managers by email if any of these irrigation elements are malfunctioning or broken.

  • Heating The Hirer shall ensure that no unauthorised heating appliances shall be used on the premises when open to the public without the consent of the management committee. Portable Liquefied Propane Gas (LPG) heating appliances shall not be used.

  • Toilets Papers, dust, cobwebs, peels, cans/bottles, cigarette butts, excrement on floor, bad smells, water pools, leaking sewage, rodents, animals (dead or alive), overflowing sanitary bins. 0 = NOT APPLICABLE 1 = UNACCEPTABLE (Toilets out of order. Toilets not cleaned on daily basis.) 2 = POOR (Toilets cleaned, but still visible signs of dirt, e.g. dust, cobwebs.) 3 = GOOD (Obvious sign that toilets are cleaned daily.) 4 = EXCELLENT (Extra effort is put in to ensure cleanliness, e.g. using detergents.)

  • Irrigation Systems The Project Area either has no irrigation system or a low-volume drip irrigation system. If a watering system is used, it is a drip irrigation system equipped with a filter, pressure regulator and emitters rated at twenty (20) gallons per hour (gph) or less. The system is maintained free of leaks and malfunctions. No spray irrigation is applied to the Project Area, including spray from irrigation systems adjacent to the Project Area.

  • Elevators Landlord shall provide passenger elevator service during normal business hours to Tenant in common with Landlord and all other tenants. Landlord shall provide limited passenger service at other times, except in case of an emergency.

  • Access Roads The Company is to construct a public access road from Xxxxx Avenue to the Town Centre together with all other roads shown on the Land Tenure Plan. All roads are to be paved and drained to the satisfaction of the City.
