Monthly Payments of Additional Rent. Landlord may from time to time estimate any amount(s) payable by Tenant pursuant to any provisions of this Lease for the then current or the next following Rental Year or, if applicable, any broken portion thereof and may notify Tenant in writing of the estimated amounts thus payable by Tenant. The amounts so estimated shall be payable by Tenant in advance in equal monthly installments over the Rental Year or broken portion thereof, such monthly installments being payable on the same day as the monthly payments of Basic Rent. Landlord may, from time to time, designate or alter the Rental year for which accounts shall be prepared covering the Building Operating Costs. Within Ninety (90) days following the expiration of each fiscal period, Landlord shall furnish to Tenant a statement of the actual expenses it has incurred which are the Tenant's responsibility for such Rental Year and shall make a final determination of the amounts payable by Tenant. If the amount determined to be payable by Tenant as aforesaid shall be greater or less than the payments on account thereof made by Tenant prior to the date of such determination, then the appropriate adjustments will be made and Tenant shall pay any deficiency to Landlord within thirty (30) days after delivery of such statement and final determination and if Tenant is not in default under the terms of the Lease, the amount of any overpayment shall be paid to or credited to the account of Tenant within thirty (30) days after the delivery of such statement. Landlord shall provide Tenant with copies of the invoices covering the expenses included in the statement of Building Operating Costs to be furnished annually to the Tenant.

Monthly Payments of Additional Rent. Tenant shall pay to Landlord in advance for each calendar month of the Lease Term falling between receipt by Tenant of the statement described in Section 6.02 and receipt by Tenant of the next such statement, as Additional Rent, an amount equal to 1/12th of Tenant's estimated obligation under Section 6.01 shown thereon. The amount due under this Section 6.03 shall be paid with Xxxxxx's monthly payments of Basic Rent and shall be credited by Landlord to Tenant's obligations under Section 6.01. If the total amount paid hereunder exceeds the amount due under such Section, such excess shall be credited by Landlord against the monthly installments of Additional Rent next falling due or shall be refunded to Tenant upon the expiration or termination of this Lease (unless such expiration or termination is the result of an Event of Default).
Monthly Payments of Additional Rent. Tenant agrees to pay to Landlord in advance for each calendar month of the Lease Term, as Additional Rent, Operating Expenses and Taxes in an amount equal to (a) 1/12th of the product of (i) Estimated Operating Expenses for the then current calendar year times (ii) the Rentable Area of the Premises, plus (b) 1/12th of the product of (i) Estimated Taxes for the then current calendar year times (ii) the Rentable Area of the Premises. Tenant agrees to pay the amount payable under this Section 6.02 with Tenant’s monthly payments of Basic Rent. The amounts paid will be credited by Landlord to Tenant’s obligations under Section 6.01. For the balance of the first calendar year at the beginning of the Lease Term the amount payable by Tenant each month with respect to Tenant’s Share of Estimated Operating Expenses and Estimated Taxes will be the Initial Monthly Payment stated in Section 1.01, which amount will be pro-rated for the partial month, if any, at the beginning of the Lease Term and paid beginning on the Term Commencement Date.

In addition, Tenant agrees to pay Landlord's reasonable collection fees (including legal expenses) in the event that Tenant fails to pay any Additional Rent when due. The amount due under this Section 6.03 shall be paid with Tenant's monthly payments of Basic Rent and shall be credited by Landlord to Tenant's obligations under Section 6.01. If the total amount paid hereunder exceeds the amount due under such Section, such excess shall be credited by Landlord against the monthly installments of Additional Rent next falling due or refunded to Tenant upon the expiration or termination of this Lease, even upon termination due to Tenant's default, unless it is determined that Tenant owes Landlord more than such reimbursable amount as a result of such default.

The amount due under this Section 6.03 shall be paid with Tenant's monthly payments of Basic Rent, except that payments under Section 6.03 shall also be due on the Term Commencement Date and the first day of every month between the Term Commencement Date and the Basic Rent Commencement Date, and shall be credited by Landlord to Tenant's obligations under Section 6.01. If the total amount paid hereunder exceeds the amount due under such Section, such excess shall be credited by Landlord against the monthly installments of Additional Rent next falling due or refunded to Tenant upon the expiration or termination of this Lease (unless such termination is the result of an Event of Default in which event such excess shall be credited against amounts owing from Tenant to Landlord, with the balance, if any, refunded to Tenant). Payment on account of Taxes and Operating Expenses shall commence upon the Term Commencement Date.

Monthly Payments of Additional Rent. Landlord may from time to time by written notice to Tenant estimate or re-estimate all or any portion of Additional Rent for the current or upcoming Fiscal Year or part thereof. The amounts so estimated shall be payable by Tenant in advance in equal monthly instalments on the same days as the monthly payments of Basic Rent. As soon as practical after the expiration to each Fiscal Year or part thereof, Landlord shall furnish to Tenant a statement of the actual amounts payable by Tenant with reasonable detail, which statement shall be final and binding. Within 15 days after delivery of such statement, either Tenant shall pay to Landlord the amounts shown on the statement to be owed or Landlord shall credit Tenant's account with any overpayment.

If the total amount paid is less than the amount due under Section 6.01, Tenant shall pay to Landlord the balance within thirty (30) days after delivery by Landlord of such statement.
Monthly Payments of Additional Rent. Notwithstanding Section 2.5.1, Lessor, at Lessor’s election, may at any time require Lessee to pay Additional Rent on a monthly basis (in addition to Base Rent), based on Lessor’s reasonable estimate (“Lessor’s Estimate”) of the Additional Rent (including all Real Estate Taxes payable pursuant to Section 8 and insurance payable pursuant to Section 13) for the applicable Lease Year or portion thereof. Such monthly payments shall be prorated based on the number of months covered by the period of Lessor’s Estimate.
