Office Sublease. THIS SUBLEASE is made and entered into by and between Landlord and Tenant as of the Lease Date. Landlord and Tenant hereby agree as follows:
Office Sublease. The Partnership acknowledges that the Office Sublease shall terminate upon the termination of the Restaurant Lease, and the Partnership hereby releases Xxxxx and Restaurant Company from any Adverse Consequence to the Partnership related to any such termination. Restaurant Company shall be a third party beneficiary of this Fourth Amendment only for purposes of such termination and release.
Office Sublease. Agreement of Sublease by and between The New York Times Building, LLC, Landlord, and FC Lion LLC, Tenant, dated as of , 2001, a memorandum of which was recorded in the Office of the Register of the City of New York, New York County on , 2001, as amended by [Amendment] dated , 200 , a memorandum of which [Amendment] was recorded in the Office of the Register of the City of New York, New York County on , 200 , the Landlord’s interest in which Agreement of Sublease has been assigned to 42nd St. Development Project, Inc. by Assignment and Assumption Agreement dated , 200 , between The New York Times Building, LLC, assignor, and 42nd St. Development Project, Inc., assignee.(3)
Office Sublease. Buyer shall have entered into a sublease with Seller with respect to Seller’s office space located at 0000 Xxxx Xxxxxx, Xxxxx 0000, Xxxxxxxxxxxx, XX, pursuant to which Buyer shall sublease 5,000 square feet for one year (the “Sublease”), on substantially the terms and conditions identical to the terms and conditions contained in the Real Property Lease, except that no rent shall be due or payable for the earlier of the first six months under such Sublease or the date that closing occurs under the Existing Samples Agreement. The Sublease shall be renewable annually, at Buyer’s option, for so long as the Prime Lease remains in effect, except that the Sublease shall provide that at anytime on at least 120 days prior written notice, the Sublease may be terminated by Seller, and Buyer shall vacate such office space. The Sublease shall automatically terminate at any time that the Real Property Lease terminates for any reason, and the Seller shall have no obligation to maintain the Real Property Lease for any specific period of time.
Office Sublease. On the terms and subject to the conditions of this Agreement, on the Closing Date, Seller and Buyer will enter into the Office SubLease to be negotiated and agreed upon by the parties to such agreement prior to the Closing Date which shall contain the material terms set forth in EXHIBIT F as well as such other terms agreed upon by such parties (the "Office SubLease").
Office Sublease. Seller and Buyer will enter into a sublease for a portion of the premises of the Office Lease. Buyer shall sublease one-half (1/2) of the usable square feet of a total of 2,895 square feet for a period of six (6) months following the Closing at a total sublease payment of $9.35 per square foot per year. The other nonmonetary terms of the Office Lease shall control all other aspects of the landlord/tenant relationship.

Office Sublease. It is the parties' understanding that such a sublease does not require the landlord's consent, but if such consent is required, the parties shall use their reasonable best efforts to obtain that consent as soon as possible. In the event that RKLE (or Dr. Xxxx X. Xxxxxxx, individually) shall acquire full right title and interest in the land and building in which the Center is located, Pacific agrees that the sublease may be terminated by said new landlord and, within 30 days of such termination, Pacific shall execute a lease with said new landlord at then fair market rates, but not less than the rental and charges under the Sublease.
Office Sublease. Effective June 1, 1996 Pacific shall enter into a sublease (the "Sublease") with an affiliate of G&R for approximately 620 square feet of office space presently leased by G&R at 651 Xxxxxx Xxxxxx xx Sacramento, California (the "Center"), and this sublease shall provide for Pacific to pay the landlord thereof the following monthly rent: $1.83 per square foot for full service and all costs included. It is the parties' understanding that such a sublease does not require the landlord's consent, but if such consent is required, the parties shall use their reasonable best efforts to obtain that consent as soon as possible.

Before Closing the Company and Purchaser will use their best efforts to negotiate and come to an agreement with Best Source Publishing, LLC and the landlord for a sublease for the space currently occupied by the Company located at 2025 East Beltline Avenue, Suite 101,Grand Rapids, Michigan 49546.
