Other Work by Tenant. All work not within the scope of the normal -------------------- construction trades employed on the Building, such as the furnishing and installing of furniture, telephone equipment, office equipment and wiring, shall be furnished and installed by Tenant at Tenant's expense.

Prior to Substantial Completion, Tenant shall be obligated to (i) provide active phone lines to any elevators, and (ii) contract with a firm to monitor the fire system. When the construction of the Tenant Improvements has proceeded to the point where Tenant's work of installing its fixtures and equipment in the Premises can be commenced, General Contractor shall notify Tenant and shall permit Tenant and its authorized representatives and contractors access to the Premises before the Commencement Date for the purpose of installing Tenant's trade fixtures and equipment. Any such installation work by Tenant or its authorized representatives and contractor shall be undertaken upon the following conditions: (i) the entry into the Premises by Tenant or its representatives or contractors shall not materially interfere with or delay General Contractor's work, (ii) the entry into the Premises by Tenant or its representatives or contractors shall be under all the terms and conditions of the Lease except for payment of Base Monthly Rent and other expenses due under the Lease, and (iii) any contractor used by Tenant in connection with such entry shall not unreasonably interfere with the ability of the General Contractor to complete construction using union labor.

Any such installation work by Tenant, or its authorized representatives and contractor, shall be undertaken upon the following conditions: (i) if the entry into the Premises by Tenant, or its representatives or contractors, interferes with or delays Landlord's construction work, Tenant shall cause the party responsible for such interference or delay to leave the Premises; (ii) any contractor used by Tenant in connection with such entry and installation shall use union labor and its entry on the Premises shall not interfere with Landlord's work.

Tenant shall adopt a schedule in conformance with the schedule of Landlord's contractors and conduct its work in such manner as to maintain harmonious labor relations and as not to unreasonably interfere with or delay the work of Landlord's contractors. Tenant's contractors, subcontractors and laborers shall be subject to the administrative supervision of Landlord's general contractor. Contractors and subcontractors engaged by Tenant shall employ sufficient personnel and means to insure so far as may be possible the progress of the work without interruption on account of strikes, work stoppage or similar causes for delay. Landlord shall give reasonable access and entry to the Additional Space to Tenant and its contractors and subcontractors and reasonable opportunity and time and reasonable use of available facilities so as to enable Tenant to adapt the Additional Space for Tenant's use; provided, however, that if such entry is prior to the commencement of the term of this Lease, such entry shall be subject to all of the terms and conditions of the Lease except the payment of rent.

Tenant shall adopt a schedule in conformance with the schedule of Landlord's contractors and conduct its work in such manner as to maintain harmonious labor relations and as not to unreasonably interfere with or delay the work of Landlord's contractors. Tenant's contractors, subcontractors and laborers shall be subject to the administrative supervision of Landlord's general contractor. Contractors and subcontractors engaged by Tenant shall employ sufficient personnel and means to insure so far as may be possible the progress of the work without interruption on account of strikes, work stoppage or similar causes for delay. Landlord shall give reasonable access and entry to the Expansion Space to Tenant and its contractors and subcontractors and reasonable opportunity and time and reasonable use of available facilities so as to enable Tenant to adapt the Expansion Space for Tenant's use; provided, however, that if such entry is prior to the commencement of the term of this Lease, such entry shall be subject to all of the terms and conditions of the Lease except the payment of rent.

Tenant's contractors, subcontractors and labor shall be acceptable to and approved in writing by Landlord (which shall not be unreasonably withheld) and shall be subject to the administrative supervision of Landlord's general contractor. Landlord shall provide reasonable access and entry to the Premises to Tenant and Tenant's contractors and subcontractors and reasonable opportunity and time and reasonable use of facilities to enable Tenant to adapt the Premises for Tenant's use.
