Fire System. The items in the Building’s fire suppression system currently flagged with “yellow tags” requiring work in order to comply with the City of Dallas building code shall be repaired and/or modified by Landlord to comply with such building code.
Fire System. Provided Tenant is not then in default under the Lease ----------- and has obtained Landlord's written approval with respect thereto (which approval will not be unreasonably withheld, conditioned or delayed), Tenant shall have the right during the Term to do the following (all at Tenant's sole cost and expense): (a) convert the present sprinkler system within the Premises to a dry-pipe, pre-action system, (b) relocate or encase any water mains or other water pipes running through or adjacent to the Premises, (c) install an FM 200 gas system in the Premises, or (d) install any other fire suppression system desired by Tenant within the Premises. Landlord has made no representations or warranties with respect to (i) Tenant's ability to convert, relocate and/or install any of the foregoing, or (ii) the manner in which any of the foregoing would be integrated into the existing systems servicing the Building and/or Premises. In the event Tenant does install an FM 200 gas system and/or other fire suppression system within the Premises, Tenant shall maintain the same in good condition and repair throughout the Term.
Fire System. Landlord shall deliver the Premises with a fire suppression system in the Premises on the Commencement Date in compliance with all applicable Requirements in effect as of the date hereof.
Fire System. Tenant shall be permitted to connect to sufficient points on the Building fire alarm system as required by the layout shown on the Plans and Specifications, subject to Landlord’s reasonable approval of the Plans and Specifications.
Fire System. Tenant shall have the right to convert the present ----------- sprinkler system in the Premises to a dry-pipe actuation system. The conversion of the sprinkler system shall be in conformance with all Legal Requirements and shall be at Tenant's sole expense.
Fire System. Subject to Landlord's approval of the plans therefor in accordance with this Lease, and provided that Tenant shall be responsible for ensuring that the same complies with all applicable laws, rules and regulations, Tenant, at Tenant's expense, shall have the right to do any or all of the following: (a) install within the Leased Premises a dry-pipe, pre-action fire suppression system, (b) relocate or encase any water mains or other water pipes running through or adjacent to the Leased Premises, (c) install an FM 200 gas fire suppression system in the Leased Premises, or (d) install any other fire suppression system approved by Landlord, which approval shall not be unreasonably withheld.
Fire System. Tenant shall have the right, in its discretion and at its expense, to do any or all of the following: (a) convert any existing sprinkler system within the Premises to dry-pipe, pre-action system or install such a system. (b) relocate or encase any water mains or other water pipes running through or adjacent to the Premises.
Fire System. Tenant, at Tenant’s sole cost and expense, as part of the Initial Alterations, shall install a fire protection and fire alarm system which complies with applicable Requirements within the Premises and provides for the ability to link such system to the system operated with respect to the rest of the Building (such that the status of Tenant’s fire protection and fire alarm system can be monitored from a central monitoring station for the Building). Landlord shall provide a connection to Landlord’s Class E central fire system. Tenant shall reimburse Landlord for the actual out-of-pocket costs that Landlord incurs in connection with providing such connection.
Fire System. Landlord shall provide Tenant with access to the Building System that provides water for the fire suppression system that exists in the Premises on the Commencement Date or that Tenant installs during the Term as an Alteration hereunder in accordance with the terms hereof (or that Landlord installs to the extent a part of Landlord's Work), in either case in amounts and at pressures that satisfy applicable Requirements. Landlord shall provide Tenant with a connection point or connection points to the Building System that constitutes the fire alarm system in the Building to the extent required by applicable Requirements. Except to the extent part of Landlord's Work, nothing contained in this Section 4.8 obligates Landlord to make any installations in the Premises to distribute within the Premises such water for such fire suppression system or to install elements of the fire alarm system within the Premises (including, without limitation, in the elevator lobby that is leased as part of the Premises).
Fire System. 16.1. Sprinkler system to meet criteria of all governmental agencies having jurisdiction. System to include water flow and tamper switches. System to be designed for the following densities in full compliance with NFPA local fire requirements. Sprinkler heads and valves to be U.L. listed. Sprinkler heads in drop ceilings to be two (2) piece semi-recessed chrome. sprinkler heads to be high temperature F rated). A minimum of wide aisles and a rack storage height of must be maintained. Provide building access, smoke and heat removal, smoke curtains and small hose connections if required by local fire code for rack storage over Verify requirements prior to building permit submission. OfficeMax sales area and warehouse shall be a minimum density of 0.39 foot over the most remove 2,000 square feet. (This meets the requirements of NFPA based on wide aisles and a rack storage height of for type commodity). Storage commodity type and classification to be determined by local fire codes. Should the local jurisdiction determine the commodity class to be higher than type or require a higher density for any reason, sprinkler coverage shall be provided as needed to meet those requirements to allow OfficeMax rack storage to AFF.
