Prepaid Base Rent Sample Clauses

Prepaid Base Rent. Upon the execution of this Lease, Tenant shall pay to Landlord the Prepaid Base Rent set forth in (P) 1., and such Prepaid Base Rent shall be applied toward the Base Rent due for the first month of the Term for which Rent is due.

The Prepaid Base Rent shall be applied to the Base Rent for months one (1) and nineteen (19) through twenty-four (24) until such funds have been fully expended.
Prepaid Base Rent. Tenant hereby agrees to pay to Landlord, upon execution and delivery of this First Amendment, the first full month’s non-abated Monthly Base Rent and Additional Rent for both the First Expansion Premises and the Second Expansion Premises.

Prepaid Base RentNotwithstanding anything to the contrary, Subtenant shall 6 pay to Sublandlord the first full month of Base Rent within two (2) business days following Master Xxxxxxxx’s consent to this Sublease.

Prepaid Base Rent. Landlord has received a prepayment of Base Rent from Tenant in the amount of $97,953.94 with respect to the Initial Premises. Such Base Rent Prepayment shall be applied to Base Rent payments due from Tenant under the Lease, commencing on the Commencement Date and on the first day of each succeeding month thereafter until exhausted, at which time Tenant shall resume making payments of Base Rent to Landlord as set forth in Paragraph 5 hereof. In the event that the remaining portion of such prepaid Base Rent is insufficient to pay the full amount of Base Rent due to Landlord in any month, Tenant shall pay the remainder upon the due date thereof.
