Rents payable. During the Term the Tenant shall pay to the Landlord by way of rent without any abatement, counterclaim, deduction, reduction or set-off whatsoever unless required to do so by any Statute:
(A) the Principal Rent by equal quarterly payments in advance on the Quarter Days which, if the Landlord requires, shall be paid by banker’s standing order; and
(B) the Insurance Rent, which shall be payable within five working days of demand; and
(C) the Service Charge which shall be payable within five working days of demand; and
(D) the Energy Charge; and
(E) the CRC Charge; and
(F) any other sums expressed to be payable as additional rent under this Lease, which shall be payable on demand.
Rents payable. 5.1 The Tenant is to pay the following Rents to the Landlord during the Term without making any legal or equitable set-off, counterclaim or deduction unless required to do so by law:
5.1.1 the Principal Rent, from and including the Rent Commencement Date, to be paid by equal quarterly payments in advance on the Quarter Days; and
5.1.2 the Additional Rents, from and including the Term Commencement Date to be paid on demand; and
5.1.3 any other sums reserved as rent under this Lease, to be paid on demand.
5.2 The first payment of the Rents is to be made on the date of this Lease calculated on a daily basis for the periods for which the Rents are payable but the first payment of the Principal Rent is to be made on the Rent Commencement Date.
5.3 The Principal Rent is inclusive of business rates which are paid by the Landlord.
5.4 The Principal Rent is exclusive of telephone charges which are to be paid by the Tenant to the Landlord in accordance with the terms and conditions of that supply agreed between the Landlord and the Tenant.
5.5 The Rents and any other sums payable under this Lease are exclusive of VAT. Where, under the terms of this Lease, a supply is made that is subject to VAT, the person receiving the supply is to pay the VAT to the person making the supply and a valid VAT invoice is to be issued by the person making the supply.
5.6 If the Tenant does not pay any of the Rents or sums due to the Landlord under this Lease, whether or not reserved as rent, within fourteen days of the due date for payment the Tenant is to pay interest on those sums, both after as well as before judgment, at the Interest Rate.

4.1.1 without previous demand, notice or presentment the Principal Rent by equal monthly payments on the 7th day of each month such payments to be in respect of the calendar month within which that payment date falls; and
4.1.2 any other sums expressed to be payable as additional rent under this Lease, which shall be payable on demand.
Rents payable. During the Extended Term, Annual Fixed Rent for the Premises from January 1, 2025 through November 15, 2025 shall be $99.11 per rentable square foot and for the period from November 16, 2025 through November 30, 2026 shall be $102.08 per rentable square foot.
Rents payable. During each Lease Year of the Amended Lease Term, Company shall pay as rent to the County the following: Base Rent. Base Rent is One Dollar ($1) per lease year. On or prior to the 30th day of June each year of the Lease Term, Company shall pay County, or its designee, the sum of One Dollar ($1). During the period from the Commencement Date through the end of the Lease Term unless abated or diminished as otherwise provided in this Amended Lease, Company shall pay to County Base Rent at the rate of One Hundred Eighty Eight Thousand Three Hundred Forty Four Dollars ($188,344) per annum, payable in equal monthly installments of Fifteen Thousand Six Hundred Ninety Five and 34/100 Dollars ($15,695.34) each on the first day of each calendar month during the balance of the Lease Term hereof; provided, however, that such monthly installments shall be prorated on a per diem basis for any partial calendar months occurring within the Lease Term of this Amended Lease; and further provided that the Base Rent shall be increased as set forth further below. Additionally, Company shall pay to County, along with and in addition to each monthly installment of Base Rent, the sales or privilege tax required under applicable law, including but not limited to Florida Statutes Section 212.031 and any amendments or replacements thereof.Such rent shall be paid by check to the following address: Gadsden County Clerk 0-X Xxxx Xxxxxxxxx Xxxxxx or to such other address as directed by County.

(G) any other sums expressed to be payable as additional rent under this Lease, which shall be payable within fourteen days of demand.
