Sublessor's Insurance. During the entire period this Lease shall be in effect, Sublessor shall carry and maintain:
(a) Property insurance coverage against loss or damage by fire and lightning and against loss or damage or other risks embraced by coverage of the type now known as the broad form of extended coverage, including vandalism, riot, civil commotion, earthquake and malicious mischief, in an amount not less than 100% of the full replacement value of the Building. Such full replacement cost shall be determined from time to time upon request by Sublessee not more frequently than once in any twenty four (24) consecutive calendar month period (except in the event of substantial changes or Alterations to the Building) by written agreement of Sublessor and Sublessee, or, if they cannot agree, in accordance with the dispute resolution process set forth in Exhibit K.
(b) Comprehensive general liability insurance, including on an “occurrence basis” against claims for “personal injury”, including without limitation, bodily injury, death or property damage, occurring upon, in or about the Lot including the Building and any other buildings thereon and the parking area and adjoining sidewalks, street, and passageways, to a limit of not less than Two Million Dollars ($2,000,000.00) with respect to damage to property and Two Million Dollars ($2,000,000.00) with respect to personal and/or bodily injury or death to any one or more persons as required under the Ground Lease. Such insurance shall also include coverage against liability for bodily injury or property damage arising out of the acts or omissions by or on behalf of Sublessor, or any other person or organization, or involving any owned, non-owned, leased or hired automotive equipment in connection with Sublessor’s activities; and
(c) Workers’ compensation and employer’s liability insurance in an amount and form which meets all applicable requirements of the labor laws of the State of New Hampshire, as amended from time to time, and which specifically covers the persons and risks involved in this Lease.
(d) In connection with Sublessor’s Work, Sublessor shall (i) carry the insurance required by the Ground Lease, including, without limitation, builder’s risk insurance required under Section 2A.2 of the Ground Lease and (ii) procure the performance and payment bonds required under Section 2A.6 of the Ground Lease.

Sublessor's Insurance. Sublessee shall maintain the following coverages in the following amounts.
1. Commercial General Liability Insurance in the amount of $3,000,000 and in the same form as Sublessor is required to provide pursuant to Section 10.2.1 of the Master Lease.
2. Property Insurance in the amount of $1,000,000 and in the same form as Sublessor is required to provide pursuant to Section 10.2.2 of the Master Lease.
Sublessor's Insurance. Sublessor, throughout the Term, shall keep or cause the Landlord to keep the Building insured for the "full replacement value" thereof against loss or damage by perils customarily included under standard "all-risk" policies. In addition, throughout the Term, Sublessor shall maintain or cause the Landlord to maintain commercial general liability insurance, in respect of the Building and the Lot and the conduct or operation of business therein or thereon, with limits of not less than One Million ($1,000,000) Dollars combined single limit for bodily injury and property damage liability in any one occurrence and Three Million ($3,000,000.00) Dollars in the annual aggregate. Within thirty (30) days after request, Sublessor shall deliver to Sublessee certificates of insurance, showing that the insurance required to be maintained pursuant to the foregoing provisions of this Section 11.7 is in force. All policies may be part of any blanket policies carried by Landlord or Sublessor and shall be issued by insurers authorized to do business in Massachusetts under valid and enforceable policies.
Sublessor's Insurance. Sublessor shall maintain such insurance as is --------------------- required as "Tenant" under the Prime Lease.
Sublessor's Insurance. Sublessor shall have no additional responsibility to provide insurance for Sublessee, other than he is required to provide pursuant to the Master Lease herein.
Sublessor's Insurance. Sublessor shall maintain in full force from the --------------------- date upon which Sublessee first enters the Premises for any reason, throughout the Term, a policy of insurance upon the Building insuring against all risks of physical loss or damage under an All Risk coverage endorsement in an amount at least equal to the full replacement value of the property insured, with an Agreed Amount endorsement to satisfy co-insurance requirements, as well as insurance against breakdown of boilers and other machinery as customarily insured
Sublessor's Insurance. Sublessor provides no property insurance for any of Subtenant property in the Office Space and provides no liability insurance for any of Subtenant's activities in the Office Space. Sublessor provides no worker's compensation insurance for Subtenant's employees. Except with respect to injury or damage resulting directly and exclusively from the negligence or willful misconduct of Sublessor's employees, agents or invitees, Sublessor shall not be liable or responsible for injury or damage resulting to Subtenant's property, employees, agents or invitees from injury or damage resulting from the acts or omissions of Sublessor's employees, agents or invitees.
Sublessor's Insurance. Sublessor, at its sole cost and expense, shall provide and maintain such policies of insurance as may be required to comply with the provisions of the Master Lease with respect to the Premises (other than the Subleased Premises).
Sublessor's Insurance. Sublessor shall maintain in full force from the --------------------- date upon which Sublessee first enters the Premises for any reason, throughout the Term, a policy of insurance upon the Building insuring against all risks of physical loss or damage under an All Risk coverage endorsement in an amount at least equal to the full replacement value of the property insured, with an Agreed Amount endorsement to satisfy co-insurance requirements, as well as insurance against breakdown of boilers and other machinery as customarily insured 21 <PAGE> against. Sublessor shall supply to Sublessee from time to time upon request of Sublessee certificates of all such insurance issued by or on behalf of the insurers named therein by a duly authorized agent. All policies of insurance maintained by Sublessor shall contain the same waiver of subrogation provisions for the benefit of Sublessee as Sublessee is required to obtain in its insurance policies for the benefit of Sublessor.
Sublessor's Insurance. Sublessor is not responsible for, or obligated to, provide any insurance on the Subleased Premises for the benefit of the Sublessee. Sublessee shall provide its own liability, business interruption or any other insurance it may desire.
