The Landlord agrees a) That the Tenants paying the rent hereby reserved and performing all the covenants contained may quietly possess and enjoy the Property during the tenancy without any interruption by the Landlord or any person rightfully claiming under or in trust for the Landlord.
b) To pay and indemnify the Tenants against all taxes, assessments and outgoings in respect of the Property (except as mentioned in 1. b).
c) To keep in repair the structure and exterior of the Property including drains, gutters and pipes for the discharge of foul and surface water save and except the cleansing of drains and pipes which have blocked owing to the negligent act or neglect of the Tenant.
d) To keep in repair and proper working order (subject to the availability of labour and materials) the installation in the Property for the supply of water, gas and/or oil and electricity and for sanitation (including basins, sinks, baths, and sanitary conveniences).
e) If the property is damp as a result of leaking pipes, a damaged roof or wall or an existing damp proof course which is no longer effective, then the Landlord will be responsible to carry out the necessary repairs.
The Landlord agrees. Possession
5.1. To give the Tenant possession of the Property in good repair and in a habitable condition at the start of the Tenancy.
5.2. Not to interrupt or interfere with the Tenant’s right to quiet possession and enjoyment of the Property.
5.3. Not to commit or allow any members of his! her household, contractors or agents to commit any form of harassment on the grounds of race, colour, religion, sex, sexual orientation or disability which may cause offence to the Tenant, members of his! her household or visitors.
5.4. To keep in good repair the structure and exterior of the Property including:
5.4.1. drains, gutters and external pipes
5.4.2. outside walls, outside doors, windows, including necessary external painting and decorating
5.4.3. internal walls, floors and ceilings, doors and door frames, door hinges and skirting boards
5.4.4. pathways, steps or other means of access 5.4.5. plasterwork 5.4.6. integral garages and stores
The Landlord agrees a. That the Tenant shall enjoy the Land/house until the end of the agreement without any interruption from the Landlord or people he sends.
b. If at any time during the agreement the Landlord wishes to sell the Land, he shall give priority to the tenant.
c. To provide the Tenant with reasonable notice before any inspection of the Land.
The Landlord agrees. (1) That the Tenant paying the rent hereby reserved and performing and observing the various agreements on his part contained herein shall peaceably hold and enjoy the premises during the tenancy without any interruption by the Landlord or any person claiming under or in trust for him;
(2) To carry out those repairs liability for which is cast upon the Landlord by sections 11-16 inclusive of the Landlord and Xxxxxx Xxx 0000 as amended by section 116 of the Housing Xxx 0000.
The Landlord agrees. Possession
5.1. To give the Tenant possession of the Property in good repair and in a habitable condition at the start of the Tenancy.

5.4. To keep in good repair the structure and exterior of the Property including:
5.4.1. drains, gutters and external pipes
5.4.2. outside walls, outside doors, windows, including necessary external painting and decorating
5.4.3. internal walls, floors and ceilings, doors and door frames, door hinges and skirting boards
5.4.4. pathways, steps or other means of access 5.4.5. plasterwork 5.4.6. integral garages and stores 5.4.7. boundary walls and fences
5.5. In the event of a tenant or joint and several tenants wishing to vacate the premises prior to the date of termination of this agreement, it shall be the responsibility of the tenant/s to find a replacement tenant/s. The Landlord will not withhold consent unreasonably for such an assignment and will confirm his approval in writing by means of a document signed by the Landlord, the tenant and the assignee or sub- lessee.
The Landlord agrees. 4.1 That the Tenant duly paying the rent and performing the agreement herein contained may peaceably hold the said premises during the period aforesaid without any disturbance by the landlord.
4.2 pay such rates, taxes, charges duties Garbage collection / security guards/ standby Generator, and other payments the Sudan Government may impose as from time to time.
4.3 To maintain and keep the main walls and outside of the building in substantial repair.
The Landlord agrees. Possession
The Landlord agrees. 20.1 to give the tenant written notice that the landlord intends to sell the residential premises, at least 14 days before the premises are made available for inspection by potential purchasers, and
20.2 to make all reasonable efforts to agree with the tenant as to the days and times when the residential premises are to be available for inspection by potential purchasers.
The Landlord agrees. To give possession of the premises to the tenant on the day on which the term of the lease commences. Condition
The Landlord agrees. 3.1.1. to provide the Tenant with housing in the form of a single bed in the dormitory pursuant to the order and this Agreement.
3.1.2. to ensure the provision of adequate housing and communal services in in a timely manner according to applicable laws and the provisions of this Agreement.
3.1.3. to maintain the premises in good repair and tenantable condition, to handle and pay for all emergency repairs within the period established by this Agreement and/or applicable laws.
3.1.4. to provide, in the manner prescribed, information on the housing and communal services, their cost and consumer properties, total monthly cost, tariff structure and consumption rates.
3.1.5. to prepare the dormitory building and its utilities for the autumn-winter period in a timely manner.
3.1.6. to store the duplicate keys to residential premises in the dorm manager who is responsible for them.
3.1.7. to carry out other measures as provided for by this Agreement and/or applicable laws.
