Smoke Detectors. You must not remove, disconnect or intentionally damage a smoke detector or remove the battery without immediately replacing it with a working one. If you do not comply with this, you may be subject to damages, civil penalties and attorneys’ fees under state law. After you move in you are responsible for keeping the smoke detector in working order. We can require that you pay in advance all costs relating to the replacement or repair of a security device if due to your misuse or damage. Repairs: Except in the event of an emergency, if you have a request for repairs or services to the Premises, or repairs or replacements of security devices or smoke detectors, or if a smoke detector is not properly functioning, the request to us must be in writing. In case of malfunction of utilities or damage by fire, water, or similar cause, or injuries, accidents or property damage occurring in the Apartment, you must notify us immediately. In case of malfunction of air conditioning or other equipment, you must notify us as soon as possible. Additionally, you are required to notify us in writing promptly of: water leaks, electrical problems, carpet holes, broken glass, and any condition which you reasonably believe poses a hazard to health or safety. Once we receive the notice we will act with reasonable diligence in making repairs and reconnections, but during that time you cannot stop payment of or reduce Rent.
Smoke Detectors. We inspect all smoke and carbon monoxide detectors for proper interconnect operation and replace the batteries FREE of charge if needed.
Smoke Detectors. LANDLORD has had U.L. approved smoke detectors installed in the residence covered by this Lease in accordance with Ordinance #2521.10 of the City of Columbus. It is TENANT(s) responsibility to check the smoke detectors and to replace the batteries as needed. TENANT must not remove the batteries or disable the smoke detectors. TENANT must promptly inform LANDLORD of any defects or problems with smoke detectors. Fire extinguishers and smoke detectors are an important safety feature. At the start of this lease, the LANDLORD will make sure all smoke detectors and fire extinguishers are fully functional including new batteries The TENANT shall then be responsible for maintaining and inspecting said detectors and replacing batteries to assure proper functioning. For TENANT's protection, TENANT should change and install new battery every 60 DAYS or when detector starts beeping. ▇▇▇▇▇▇ agrees to inspect and test the smoke detector once each month OUTDOOR GRILLING: Open flame cooking shall not be operated on combustible balconies or within ten (10) feet of combustible construction according to state law. EXTERIOR APPEARANCE: TENANT is responsible for exterior appearance of the rental unit to conform to LANDLORD’s standards, i.e. no trash, upholstered furniture, or other items on decks, breezeways, hallways, porches patios, yards, etc. Also, no sheets, towels, blankets or any other nontraditional window covering will be allowed. If trash, furniture, etc. has to be removed from your rental property, you will be billed at least a minimum charge of $50 per occurrence POOLS & HOT TUBS: TENANT will not have any type of pool, hot tub or trampoline on the premises. LOCKOUTS: Will be free of charge, during business hours , and $75.00 after business hours. Lost keys will be replaced at a cost of twenty dollars ($20.00) per key during business hours.

Smoke Detectors shall be installed outside of each separate sleeping area in the immediate vicinity of the bedrooms and on each additional story of the Dwelling Unit, including Basements and Cellars excluding crawl spaces and unfinished attics.

Addendum A - Smoke Detector(s) & Carbon Monoxide Detector Please READ carefully, this addenda places the duty and responsibility on the Tenant to regularly test these detectors and to report all malfunction of the same in writing.

Smoke Detectors. The unit is equipped with smoke detectors. It is agreed that the responsibilities for maintaining all smoke detectors and alarms are outlined below. Each Lessee will be responsible for testing the smoke alarm at least once every month by pushing the “PUSH TO TEST” on the detector for about 5 seconds. To be operating properly, the alarm will sound when the button is pushed. If there is no sound, the Tenant must inform SWFLHM immediately by initiating a work order. Tampering with or disabling the smoke detector places you and your neighbors in jeopardy of injury and a violation of this Lease. It is further agreed that the Tenant will replace the battery to the detector when needed.
Smoke Detectors. Tenants shall not tamper with the smoke detectors. It is unlawful to remove the smoke detector. If the landlord finds the smoke detector missing or the batteries removed, the tenants will be charged. The tenants shall notify the landlord immediately if the batteries need to be replaced.
