Unit Size. All two-bedroom units in the Consolidated Building will be at least 800 square feet. A bedroom is a habitable private room as defined by PCC 29.30.210 and is enclosed by a door that separates it from the rest of the unit or contain a bedroom that is located on a separate floor such that it cannot be viewed from other levels.
Unit Size. The minimum gross floor area for Affordable Units shall be: Studio/Efficiency: 350 square feet 1 Bedroom Unit: 500 square feet 2 Bedroom Unit: 650 square feet 3 Bedroom Unit: 850 square feet If market rate units for a particular unit type in a project are smaller than the minimums listed above (i.e. a market rate micro-unit of 300 square feet), then the affordable units of that type may be the same square footage as the market rate. In addition to the minimum square footages listed above, the minimum gross floor area for Affordable Units shall be no less than 80% of the minimum gross floor area for each market rate unit type in each particular project. Unit Size. Abutters and neighbors with to see the developer offer a mix of unit sizes from studios to three bedrooms, and not focus on studios to the near-exclusion of other unit sizes. The developer shall follow a general guideline that for every 5 residential units in the building: o A minimum of 1 unit shall be a 3-bedroom unit.
o A minimum of 1 unit shall be a 2-bedroom unit. o A maximum of 2 units shall be studios. Because design details will impact the implementation of this standard, final residential design and layout will be agreed to as part of the “Pre-Filing Neighborhood Design Review” (Section I). Although the developer will be bound by Xxxxxxxxxx’x 20% inclusionary housing affordability standard, abutters and neighbors wish to see the developer go beyond this, in particular for the additional density of “4 ½ stories”. If the developer pursues a fifth story (per Section II, above), the developer shall provide an additional affordable unit in excess of its 20% criteria per zoning. If this unit is added, it shall be made available according to the Inclusionary Housing Guidelines of Somerville to households at a level of up to 1s0% AMI. If this unit is added, it shall be a 3-bedroom unit.
Unit Size. The Workforce Housing Units shall be a mix of efficiencies, studios, and one bedroom apartments and shall be of a size equal to the Market-Rate Dwelling Units available in each category. Workforce Housing Units shall not be materially different from Market-Rate Dwelling Units available in each category.
Unit Size. OCCUPANT understands that advertised unit sizes are approximate and for comparison purposes only. The rented unit may be smaller or larger than advertised.
Unit Size. Restricted Units shall be sized in relation and proportion to other units in the development. Further, Restricted Units shall be distributed evenly throughout the Property to achieve integration and avoid concentration or segregation.
Unit Size. Purchaser acknowledges having inspected the Unit and acknowledges that Purchaser is not relying upon any dimension or area measurement represented in any sales brochure or by sales personnel or in any plan or sketch attached to this Agreement of Purchase and Sale but is purchasing the Unit based upon Purchaser's inspection of the Unit.
Unit Size a. The average floor area of the affordable units shall be at least 75 percent of the average floor area of the other units in the development.
b. The mix of unit sizes and numbers of bedrooms in the affordable units shall be similar to the mix of unit sizes and bedroom counts provided in the development as a whole; except that the affordable units may have less floor area than the market rate units to assist in achieving affordability, provided the units comply with the average floor area requirement in Subparagraph A. 3. a., above.
