Utilities; Janitorial. Lessee shall pay all telephone, communication, electric, gas, heating, air conditioning and other utility charges in connection with the use of the Leased Premises during the Term. Lessee shall provide at its own expense, janitorial and cleaning services to the Leased Premises, including, without limitation, the removal of all trash and rubbish therefrom.

Utilities; Janitorial. Landlord shall, at its expense, cause all utilities (except water/sewer services) to be separately metered for the Premises. Except for the cost of water/sewer services used at the Premises (which shall be provided by Landlord and included in “Expenses”). Tenant, at its sole expense, shall be responsible for the costs of all utility services used by the Tenant in its operations at the Premises.

(b) Lessee shall pay all electricity and all other utilities, including, without limitation, heating, water and air conditioning related to the Leased Premises, to the extent that such utilities are separately metered for the Leased Premises. Lessor agrees to provide all such utilities to the Leased Premises. To the extent any such utilities provided to the Leased Premises are not separately metered, the Lessor's actual costs thereof shall be included in "Annual Operating Expenses" (as defined below). (c) Lessor shall not be responsible for providing, and Lessee shall provide at its own expense, janitorial and cleaning services to the Leased Premises, including, without limitation, the removal of all trash and rubbish therefrom. (d) Lessor will provide for regular removal of trash, from exterior receptacles, and will keep the sidewalks that abut the Leased Premises in a clean and safe condition, and accessible to pedestrians. The control of snow and ice on all sidewalks, walkways and steps serving the Leased Premises and all other areas not readily accessible to plows shall be the sole responsibility of Lessor. Lessee shall not encumber or obstruct the common area, sidewalks or entryway nor use them for any purpose except to provide ingress and egress to and from the Leased Premises.
Utilities; Janitorial. Notwithstanding anything to the contrary contained in the Lease, Lessee shall contract and pay for all utilities for the Premises and the cost of all janitorial services (using a service approved by Lessor in its reasonable discretion) for the interior and exterior of the Building.

Landlord will, either: (a) reasonably estimate the cost of Tenant's utility and service usage in the Premises and xxxx Tenant on a monthly basis therefore without markup (Tenant may at any time seek review of the overall utility bills and an explanation of Landlord's estimate of Tenant's costs and if Tenant disagrees with Landlord's reasonable estimates, Tenant and Landlord agree to use reasonable efforts to resolve such dispute), or (b) at Landlord's expense, separately meter and xxxx Tenant directly for Tenant's use of any such utility service. Landlord shall not be liable for any interruption or failure of utility service to the Premises unless caused by Landlord's gross negligence. All amounts due from Tenant under this Section 8 shall be payable immediately upon Landlord's request therefor. Tenant is also responsible for providing janitorial services to the Premises, at Tenant's sole cost. Notwithstanding any provisions to the contrary contained in this Lease, if for any reason, any service or facility to be provided by Landlord is interrupted for a period in excess of two (2) consecutive business days after receipt of written notice of such interruption from Tenant, and the conduct of Tenant's business is significantly impaired and disturbed in the Premises or part thereof as a result of such interruption, then Tenant shall be entitled to an abatement of Monthly Base Rent that is proportionate to the part or whole of the Premises that is so affected and that is proportionate to the degree of the effect, from the commencement of such two (2) day period for the balance of the time that the Premises or part thereof is so affected. If the conduct of Tenant's business is significantly impaired or disturbed in part of the Premises as a result of such an interruption, and Tenant vacates all of the Premises in order to conduct its business elsewhere, then all Monthly Base Rent shall xxxxx for the balance of the time during which such part is so affected.

Utilities; Janitorial. This Sublease is a full service sublease pursuant to which Sublessee will only be responsible for rent as set forth in Section 4, security system fees as set forth in Section 18 and janitorial expenses which Sublessee will pay for directly. Sublessor will pay at its sole cost all other expenses associated with the Premises including, without limitation, utilities, Property Operating Expenses (as defined in the Master Lease) and expenses associated with the repair and maintenance of the Premises (unless such expenses are necessitated by the gross negligence or willful misconduct of Sublessee or its employees, agents or officers).”
Utilities; Janitorial. Lessee shall pay the cost of gas, electricity, fuel, light, heat, power, water, telephone, cable, and all other utilities furnished to the Premises or use by Lessee in connection therewith, whether such utility costs are determined by separate metering or are billed by Lessor as Additional Rent based upon Lessor's reasonable determination of Lessee's consumption. Lessee is responsible for its own interior janitorial services.
Utilities; Janitorial. Tenant shall pay $40 per month for janitorial services and 65% share of all charges water, gas, electricity, fuel, light, heat, power, telephone and other utilities furnished to or used by Tenant on or about the Premises. If Tenant does not pay such charges, Landlord may pay the same and such payment shall be Additional Rent payable upon Landlord's demand. Landlord and Tenant agree to review utility costs throughout the lease term to make adjustments if necessary.
