Utility Reimbursement. In addition to the Throughput Fees, VMSC shall reimburse VLI monthly VMSC’s proportionate share (based on the volume of Asphalt Products stored at the Terminal for the month in question) of the cost of utilities (including electricity, natural gas and water) actually incurred by VLI for the month preceding the month of invoice to the extent that the use of the utilities relates to the services provided to VMSC pursuant to this Agreement.
Utility Reimbursement. If the Utility Allowance Deduction exceeds the Total Tenant Payment, the Tenant shall receive the benefit of $ Utility Reimbursement. The reimbursement will be paid to the City of Bastrop Utility Department on behalf of the tenant. The Tenant must pay the entire utility bill, even if it exceeds the Utility Reimbursement.

Utility Reimbursement. The fixed monthly rentals are payable in advance on the first day of each month during the term of this lease. Rental payments for the top floor shall commence with the April rental due through the term of the lease. Rental payments for the option period, if any, will be prorated per week of occupancy. Capitalized terms not defined herein shall have the meaning given to such terms in the Sublease. Except as expressly set forth herein, the Sublease shall not be amended and shall remain in full force and effect.
