Maintenance Costs. The resident will be charged for services or repairs due to intentional, negligent, or reckless damage to the dwelling unit, assigned areas, common areas, or grounds beyond normal wear and tear caused by the resident, resident authorized members, resident’s pet(s) and animal(s), or guest(s) or other person(s) under the resident’s control. Charges will be made as listed on the Schedule of Maintenance Charges posted by the CHA, or when work is not listed on the Schedule of Maintenance Charges, charges will be equal to the actual cost to the CHA for the labor and materials needed to complete the work.
Maintenance Costs. Except as provided in paragraph 7.1 Lessee, at its sole cost, shall maintain all other portions of the Premises, including, but not limited to, all Lessee’s personal property, windows, interior and exterior painting of the Premises and routine custodial service. It shall also be the responsibility of Lessee to maintain the area immediately adjacent to the Premises, as depicted on “Exhibit B” attached hereto, in a clean and neat condition. If the Lessee fails to do, so the Lessor shall perform the work and Lessee shall pay the Lessor for all costs incurred.
Maintenance Costs. The Tenant will be charged for services or repairs due to intentional, careless or negligent damage to the dwelling unit, common areas, or grounds beyond normal wear and tear, caused by the Tenant, tenant family, tenant’s pet(s), or guests. When such damage occurs, the Tenant shall be charged for such service, either in accordance with the higher of a charge based on the Schedule of Maintenance Charges posted by PHA or the actual cost to PHA for the labor and materials needed to complete the work.
Maintenance Costs. As provided in the Master Agreement, Generator shall reimburse Con Edison for the cost (including overhead costs) of operating and maintaining the Substation equipment installed in conjunction with the Substation Modifications.
Maintenance Costs. Resident shall be responsible for the cost of services or repairs that are the result of damage to the premises, common areas or grounds that are caused by the Resident, household members or guests. When the Landlord determines that maintenance service provided is not caused by normal wear and tear, the Resident shall be charged for the cost of such service, either in accordance with the Schedule of Maintenance Charges posted by the Landlord or, for work not listed on the Schedule of Maintenance Charges, based on the actual cost to the Landlord for the labor and materials needed to complete the work.
Maintenance Costs. The cost for services or repairs to the dwelling unit, common areas or grounds beyond normal wear and tear caused by Tenant, household members or guests. Tenant shall be charged for the cost of such service in accordance with the Schedule of Maintenance Charges posted by the PHA or based on the actual cost to PHA for the labor and materials needed to complete the work. If work must be performed outside normal working hours, overtime rates will be charged.
Maintenance Costs. Costs for licensee fees, maintenance, software version updates, and optional maintenance renewals calculated on the basis of the number of such items required by this Agreement and the applicable pricing level thereunder, to be compensated according to the schedule set forth in Schedule B.
Maintenance Costs. (a) Tenant shall pay to Landlord, as additional rental, in monthly installments based on Landlord's estimates, from time to time, simultaneously with payment of minimum rental called for under Section 5, Tenant's Pro Rata Share of the "maintenance cost" for the operation, maintenance, repair and replacement of the common areas and those costs incurred by Landlord pursuant to Section 9.1 above.
(b) The maintenance costs for the common areas shall be computed on an accrual basis, and shall include all costs incurred by Landlord in connection with operating, securing, maintaining, repairing and replacing the common areas, including by way of example but not limitation: (i) cost of labor (including workmen's compensation insurance, employee benefits and payroll taxes); (ii) materials, and supplies used or consumed in the maintenance or operation of the common area; (iii) to the extent not included in Section 12.1(b), the cost of operating and repairing of the lighting; (iv) cleaning, painting, removing of rubbish or debris, snow and ice, private security services, and inspecting the common areas; (v) the cost of repairing and/or replacing paving, curbs, walkways, markings, directional or other signs; landscaping, and drainage and lighting facilities; (vi) rental paid for maintenance of machinery and equipment; (vii) to the extent not included in Section 6.5, cost of insurance for public liability and property insurance and boiler and machinery insurance for property in the common areas which are not part of the building, and crime insurance; (viii) the cost of operating, repairing and maintaining the central HVAC system, to the extent the Leased Premises are served thereby; (ix) one-half (1/2) of all costs properly chargeable to a capital account and (x) a reasonable allowance to Landlord for Landlord's supervision, which allowance shall not in an accounting year exceed ten percent (10%) of the total of all maintenance costs (excluding item (vii) above) for such accounting year (all of the foregoing are collectively referred to herein as "Maintenance Costs."
Maintenance Costs. For the ongoing maintenance encoding of new inventory for the Sampling Service, Valley and Encoding will [*] the actual direct ongoing encoding costs estimated at the rate of [*] per CD used in the Sampling Service. Therefore, Valley would pay Encoding a service fee of [*] per such CD. These costs are fixed through September 2000. In the event, the costs for maintenance are determined to increase or decrease by [*] or higher, the parties agree to renegotiate this clause and its fee schedule in good faith. Encoding will invoice Valley on a monthly basis that reflects the actual number of files added to the Sampling Service inventory. Valley and Encoding will each pay [*] of all shipping and handling charges to and from the Valley and Xxxxxxxx.xxx facilities.
Maintenance Costs. Hardball shall pay the costs of all maintenance, repairs and replacements for which it is responsible as set forth on Exhibit IV(C) (the "Hardball Maintenance Obligations"). The City will, within thirty (30) days after being invoiced for the same, reimburse Hardball for the actual, direct, out-of-pocket costs of all maintenance, repairs and replacements for which it is responsible as set forth as set forth on Exhibit IV(C) ("City Maintenance Obligations"), provided that upon reasonable notice to Hardball the City may instead elect to self-perform at its expense any of the City Maintenance Obligations.
