Wood Infestation. If a wood infestation inspection (for termites and other wood-boring pests) is desired, the Buyer should initial “Elected.” If the Buyer wishes to waive the wood infestation inspection, the Buyer should initial “Waived.” These inspections may only be valid for a short time, so some mortgage lenders may require the inspections to be completed within a certain time before settlement, often 30-90 days. Depending on the proposed Settlement Date, the Buyer may need to adjust the contingency period to make that work.
