XXXXX and Term. ADPC (at the request of the Guarantor, if applicable) grants for the Term on the terms of this Lease and the Tenant accepts for the Term the grant of a lease in respect of the Premises.
XXXXX and Term. (1) Subject to the provisions of this Agreement and the Strategic Partnership Agreement, Licensor hereby grants to Sub-Licensee the right, license and privilege to operate a Value Buds Store from each of the Premises listed in SCHEDULE “B”, using the System and the Trademarks. This Agreement shall be interpreted, construed and deemed to constitute separate and divisible agreements for each of the Premises and Sub-Licensees listed in SCHEDULE “B”. Licensor and Sub-Licensee shall amend, update and revise SCHEDULE “B” from time to time, as required, including where the Parties and Nova agree to add a new location as a Premises. XXXXX and Term. 1.0 Grant Landlord, for and in consideration of the rents herein reserved and of the covenants and agreements herein contained on the part of the Tenant to be performed, hereby leases to Tenant, and Tenant hereby lets from Dickal 770 L.L.C., Landlord, premises, located at 000 Xxxxxx Xxx., Elk Grove Village, Illinois 60007 being that part of the real estate legally described on an exhibit which is attached hereto, identified as “Exhibit A” (hereinafter sometimes referred to as the “Real Estate”), which premises are outlined on the site plan attached hereto as Exhibit B, together with all improvements now located or to be located on said premises during the term of this Lease, together with all appurtenances belonging to or in any way pertaining to the said premises (such premises, improvements, and appurtenances hereinafter sometimes jointly or severally, as the context requires, referred to as “Leased Premises”).
